[Asia Economy Reporter Kim Hyemin] GS Construction will open the model house for 'Gangdong Heritage Xi' on the 15th and officially begin sales.


This complex, which is reconstructing Sindonga 1st and 2nd phase apartments in the Gil-dong 160 area of Gangdong-gu, Seoul, is a large complex consisting of 8 buildings with 1,299 households, ranging from 3 basement floors to a maximum of 33 floors above ground. Among them, 219 households with an exclusive area of 59㎡ are available for general sale.


The subscription schedule starts with special supply on the 19th, followed by first priority subscription for the relevant area on the 20th, and first priority subscription for other areas on the 21st. The announcement of winners will be on the 29th, and the official contract will be conducted from January 10 to 12 next year. Only household heads with no house or one house or less can apply for first priority subscription. Neither the household head nor household members should have won another house within the past 5 years. Only those who have continuously lived in Seoul for more than 2 years as of the date of the resident recruitment announcement can apply for first priority in the relevant area. Move-in is scheduled for June 2024.


The complex is within walking distance of Gil-dong Station on Subway Line 5. Access to and from the complex is also convenient via Cheonho-daero and Dongnam-ro. The Sangil IC of the Metropolitan Area 1st Ring Expressway and Olympic-daero are also not far from the complex. As part of the 4th phase extension project of Line 9, Gil-dong Ecological Park Station (scheduled to open in 2028) will be newly established.


Shinmyeong Elementary and Shinmyeong Middle Schools are within walking distance. It also includes school districts such as the autonomous private high schools Paejae High School and Boin High School, and the specialized high school Han Young Foreign Language High School. In addition, residents can enjoy nearby living infrastructure such as Hyundai Department Store, E-Mart, and Homeplus.


The complex is mainly arranged facing south, with the kitchen and living room connected in a face-to-face style, allowing placement of a dining table for six people. Storage spaces such as a kitchen utility room are also provided. The entrance features porcelain tile flooring, engineered stone stepping stones, and digital door locks. The living room comes standard with a coffered ceiling and built-in piping for ceiling-type air conditioners. The kitchen is equipped with a touch-type kitchen faucet and kitchen TV, and the bathroom provides engineered stone shelves and washbasins free of charge.


Community facilities such as a fitness club, golf practice range, GX room, cafeteria, reading room, and study room will also be established. Additionally, the Xi App solution and Xi Smart Home system, which control lighting, heating, and gas via smartphone apps, will be applied. The air purification system 'Sysclean,' developed independently by GS Construction and Xi S&D, will also be offered as a paid option.


A GS Construction sales official said, "Gangdong Heritage Xi is a complex subject to the price ceiling system, allowing mid-term loans for all households and eligibility for special supply subscription," adding, "We will do our best to make it a representative apartment complex of the region."
