View original imageLeisure and convenience services within residential complexes have recently emerged as key factors in home-buying decisions. In response to this trend, Uijeongbu Station Pellis Tower Yangwoo Naeanae is attracting strong interest from prospective homeowners by promoting an “all-inclusive lifestyle complex” featuring amenities such as a swimming pool and a breakfast service (planned).
According to the “2026 Real Estate Trends” survey jointly conducted by Heerim Architects & Planners, Altu Korea Real Estate Investment Advisory, and Gallup Korea Research Institute, “housing with a range of community facilities” was the most-preferred specialized housing concept for the second consecutive year. The response rate was 34%, up 0.4 percentage points from the previous year, showing that the quality of a complex’s community facilities has become a key factor shaping both its value and residents’ quality of life.
As this trend toward community-focused housing gathers strength, Uijeongbu Station Pellis Tower Yangwoo Naeanae is drawing attention as an all-inclusive lifestyle complex that brings together high-end community facilities and services tailored to residents.
The complex will comprise six basement levels and up to 49 floors above ground, with a total of 1,506 units: 1,252 apartments, 48 officetel units, 168 business facility units, and 38 neighborhood commercial units. Of these, 414 apartments are scheduled to be offered for general sale in this offering. A key feature is that it brings residential, business, and commercial facilities together in one place, allowing residents to take care of their daily needs without leaving the complex.
Particularly notable are its premium community facilities and services, which set it apart from existing apartments in the area. The complex will include an indoor swimming pool, a rare amenity in Uijeongbu apartments, where residents can swim conveniently regardless of the season or weather. A breakfast service is also planned, allowing working residents to enjoy a relaxed breakfast before heading to work.
Fitness facilities and an indoor golf practice range are also planned, enabling residents to enjoy a healthy lifestyle alongside their leisure activities. A variety of other high-quality community spaces are planned as well, including a pet cafe (planned) for households with pets and a residents’ cafe where neighbors can enjoy a cup of tea and socialize.
The specialized services and diverse sports facilities being introduced at Uijeongbu Station Pellis Tower Yangwoo Naeanae reflect changing lifestyles and are expected to set a new benchmark for high-end residential culture.
The complex also stands out for its excellent location, in addition to its high-end community facilities. It is located near Uijeongbu Station, a “triple station-area” hub with access to Seoul Metropolitan Subway Line 1, the Uijeongbu Light Rail, and the Gyoe Line. Construction on the planned GTX-C Line began last September. Once operational, it is expected to cut travel time from Uijeongbu to Samsung Station to around 20 minutes, significantly improving access to Seoul. With the GTX-C Line, residents will have access to a total of four rail lines, including the existing routes.
The area also offers a wide range of daily amenities. Shinsegae Department Store’s Uijeongbu branch, which is connected to the subway station, as well as Uijeongbu Rodeo Street, Uijeongbu City Hall, and Yeokjeon Neighborhood Park are all within walking distance. Across from the complex are Uijeongbu Art Camp, a multipurpose cultural space, and the Muhan Sangsang Citizens’ Park, offering convenient options for leisure in the city. The development of Camp LaGuardia is also expected to improve living conditions and bolster the area’s long-term value.
The complex also offers the advantage of being in a non-regulated area, a rarity in the Seoul metropolitan area. Capital-area residents aged 19 or older can apply in the first-priority category, whether they are household heads or other household members, provided they have held a housing subscription savings account for at least 12 months and have deposited at least the amount required for their region and unit size. There are no restrictions on re-winning or requirements for owner-occupancy. Resale of purchase rights will be permitted one year after the winner announcement date, and the loan-to-value ratio is capped at 70%, or 80% for first-time homebuyers.
Contract terms designed to ease the burden on prospective buyers are also noteworthy. The down payment is set at 5% of the total sale price, with the first installment fixed at 5 million won to reduce the upfront funding burden.
