'Guri Galmae Station Area ShinAn Insvill Descent,' being developed by ShinAn Co., Ltd. in the Guri Galmae Station Area Public Housing District in Guri, Gyeonggi Province, will begin accepting applications for special housing supply on Monday, the 9th, marking the start of its subscription schedule.
Of the 213 total units, 140 are allocated for special supply, accounting for approximately 65.7%. By category, the allocation comprises 22 units for applicants recommended by institutions, 22 for households with multiple children, 32 for newlyweds, 6 for households supporting elderly parents, 36 for first-time homebuyers, and 22 for newborns. By unit type, 70 special-supply units each are allocated to the 75-square-meter and 84-square-meter units.
After special-supply applications, applications for first-priority subscriptions will be accepted on Tuesday, the 10th, followed by second-priority applications on Wednesday, the 11th. Winners will be announced on Tuesday, the 17th, and they can submit documents verifying their eligibility from Friday, the 20th, through Tuesday, the 24th. Contract signing will take place over three days, from Monday, November 30, to Wednesday, December 2.
The 73 units available through general supply are open to residents of Guri, Seoul, Gyeonggi Province, and Incheon as of the date of the official recruitment announcement. The regional allocation is 30% for people who have continuously lived in Guri for at least two years, 20% for those who have continuously lived in Gyeonggi Province for at least two years, and 50% for residents of Gyeonggi Province for less than two years and residents of Seoul and Incheon.
Guri, where the complex is located, is designated as an overheated speculation zone and an overheated subscription area. To apply for first-priority general supply, applicants must be heads of non-homeowning households, have held a housing subscription account for at least 24 months, meet the required deposit threshold for their region and unit size, and not belong to a household that has had a subscription winner within the past five years. A 10-year restriction on winning another subscription, a three-year resale restriction, and a three-year mandatory residency period apply. Applicants should therefore check the detailed eligibility requirements and restrictions before applying.
Guri Galmae Station Area ShinAn Insvill Descent will comprise 213 units across four buildings, with two basement levels and 18 above-ground floors. The unit mix is 108 units measuring 75 square meters and 105 measuring 84 square meters. As a privately sold apartment complex in a public housing district, it is subject to the price cap system.
The complex also offers convenient transportation. Galmae Station on the Gyeongchun Line is approximately a 10-minute walk away, while Byeollae Station, where Line 8 connects with the Gyeongchun Line, is approximately a 15-minute walk away, giving the complex access to two rail stations. The GTX-B line is scheduled to stop at Byeollae Station in the future. Galmae Interchange and Toegyewon Interchange provide access to major regional road networks, including the Sejong-Pocheon Expressway and the Seoul Ring Expressway.
The area also offers extensive amenities. Residents can visit major shopping and cultural facilities in Byeollae New Town, including Hyundai Premium Outlet SPACE1, E-Mart Byeollae, and Megabox, as well as the convenience facilities already established in the Galmae District. The complex is also close to Sinnae-dong in Seoul's Jungnang-gu, allowing residents to share Seoul's daily-life amenities.
Sites for a kindergarten and elementary and middle schools are planned in front of the complex. Green spaces are also planned, including a nearby neighborhood park and a circular walking trail within the complex. The interiors will center on a four-bay, slab-style layout and are planned to feature features such as an extra room and a U-shaped island dining table, provided when the balcony is expanded, to make more efficient use of space.
With its location bordering Seoul and access to the established amenities of Galmae and Byeollae, the complex is expected to attract strong interest from homebuyers seeking to live in the area, amid a broader decline in new housing supply across the Seoul metropolitan area.
A sales representative said, "Of the 213 total units at Guri Galmae Station Area ShinAn Insvill Descent, 140 are allocated for special supply, with applications open to various categories, including newlyweds and first-time homebuyers. As eligibility requirements and restrictions vary by subscription category, we recommend carefully reviewing the official recruitment announcement before applying."
