Yangcheon-gu to Redevelop Area Around 922 Sinjeong 4-dong into 2,170-Unit Complex; Residents' Briefing on Nov. 4
Redevelopment plan drafted just three months after Rapid Integrated Planning was finalized
Redevelopment is planned for an aging residential area around 922 Shinjeong 4-dong, Yangcheon-gu, Seoul, into an apartment complex of up to 25 stories with 2,170 households. Yangcheon-gu District (Mayor Lee Ki-jae) said on November 2 that it had drawn up a redevelopment and maintenance plan for the area and would hold a residents' briefing on November 4 as it begins the process of designating a maintenance zone.
The site is adjacent to Sinjeong Station on Subway Line 5, Yangdong Elementary School, and the site of the National Assembly-daero upper-level park project. Although it is well situated, the area is densely packed with single-family and multi-family homes more than 20 years old, and residents have consistently called for improvements to the residential environment because of narrow roads and pedestrian spaces. In May 2025, it was selected as a candidate site for redevelopment under Seoul's Fast-Track Integrated Planning program, and the plan was finalized in August 2026, 15 months later.
Under the plan, 24 buildings will be constructed on a site of approximately 95,475 square meters. The district raised the zoning from a Type 2 general residential area (up to seven stories) to a Type 3 general residential area, allowing the project to use the statutory maximum floor area ratio of 300% and improving its financial feasibility.
The complex will be designed around a pedestrian and street network connecting the National Assembly-daero upper-level park, Sinjeong Station, and Yangdong Elementary School. The plan is to create new parks near the station and school and provide community facilities connected to public pedestrian passageways, improving residents' mobility and safety on their way to school.
The residents' briefing will be held at 10 a.m. on November 4 at Haenuri Town. The district also plans to expedite related administrative procedures, including the ongoing public review and collection of residents' consent forms for designation of the maintenance zone.
Redevelopment and reconstruction projects covering approximately 90,000 households are underway across Yangcheon-gu. Last year, 14 apartment complexes in Mokdong and the Sinwol Siyeong Apartment Complex completed the maintenance zone designation process, and this year, Mokdong Complexes 6, 9, and 13 passed Seoul City's integrated review. The district is also revising the district unit plan for the Sinwol-Sinjeong residential area to ease development regulations, while pursuing maintenance approaches suited to local conditions, including Moa Town and private- and public-sector-led redevelopment.

“The redevelopment of the area around 922 Shinjeong 4-dong is an important turning point in creating a new residential environment where transportation, education, and green spaces are in harmony, going beyond the renewal of aging housing,” Mayor Lee Ki-jae said. “We will strengthen administrative support to ensure redevelopment and reconstruction projects throughout Yangcheon-gu proceed smoothly.”
