Recently, wealthy South Koreans have shifted their criteria for choosing luxury residential complexes away from location and finishing materials and toward “hotel-style services” and “resort-style communities,” seeking to enjoy all their leisure, recreation, and social life within the complex.
In fact, high-end complexes in Seoul’s most affluent neighborhoods, including Gangnam, Yongsan, and Seongsu, set themselves apart with resident-only infinity pools, private saunas, and hotel-grade concierge services. These amenities not only enhance residents’ satisfaction but also serve as a key driver of local property values. Residential spaces are expanding beyond places simply to rest, becoming settings that reflect residents’ lifestyles and social status.
An industry source explained, “The wealthier people are, the greater their need for private spaces where they can enjoy the best possible rest while protecting their privacy amid busy daily lives.” The source added, “To reflect this trend, the residential market is creating top-tier communities and housing products, and these are becoming key criteria that determine lasting scarcity value.”
In particular, the so-called “Ocean Rich Belt,” stretching from Haeundae to Gwangalli in Suyeong-gu, has a locational advantage distinct from Seoul’s luxury residential complexes, as it offers exclusive access to sweeping ocean views and spectacular nightscapes.
Against this backdrop, Altiero Gwangan, a hyper-end complex by Kumkang Housing being built on the former MBC site in Millak-dong, Suyeong-gu, an emerging affluent area of Busan, is set to offer a new level of luxury community facilities and resort-style amenities, positioning it to become a landmark in the future.
First, CLUB ALTIERO, a top-tier community facility exclusively for residents, will feature a diverse range of meticulously designed spaces befitting the stature of its high-class residents.
The standout feature is an outdoor infinity pool where residents can enjoy the leisurely atmosphere of a resort without leaving the complex. Designed to let residents experience high-end living alongside the charm of the Haeundae and Gwangalli coastlines, the complex will also include a premium hot-bath sauna with the elegance of a hotel, offering a place to unwind and fully recover from the fatigue of everyday life.
In addition, distinctive fitness facilities, including a golf practice zone, fitness zone, squash zone, and Pilates zone, will allow residents to enjoy their hobbies and leisure activities within the complex despite their busy schedules. Other spaces will also be provided to meet residents’ needs at different stages of life and enhance their convenience, including a book lounge, shared childcare facility, kids’ station, silver lounge, and coin laundry.
Private spaces for residents’ social gatherings have also been planned. A private dining room and dining lounge will allow residents to enjoy fine dining and banquets in an elegant, secluded setting with neighbors, family, and friends. There will also be a “wine cave” where fine wines, which are sensitive to temperature and humidity, can be stored in optimal conditions and enjoyed on special occasions.
■ Luxury specifications inside each home, befitting a hyper-end complex
The interiors and parking facilities also boast specifications befitting a hyper-end complex. The development incorporates a wide range of high-end imported finishes, including luxury Italian kitchen cabinetry, premium Nordic hardwood flooring, and premium Italian faucets. A waste-disposal system will also be installed to let residents conveniently dispose of food waste within their homes.
As for parking, the complex has secured an impressive approximately 2.6 parking spaces per household, eliminating the potential for parking conflicts.
The exterior and landscaping are also expected to stand apart from those of other complexes, thanks to collaboration among world-renowned experts. Global design firm Perkins Eastman is participating in the specialized facade design, while commercial environment design specialist DnSP and U.S. lighting design firm bpi are responsible for the nighttime landscape. Global landscape architecture firm PWP and Samsung C&T’s Resort Group, formerly Everland, which has the country’s leading technical expertise, will participate in the landscaping, with the aim of turning the entire complex into a single landscape design.
The so-called “Ocean Rich Belt,” stretching from Haeundae to Gwangalli in Suyeong-gu, has an irreplaceable locational advantage over Seoul’s luxury residential complexes, as it offers exclusive access to sweeping ocean views and spectacular nightscapes.
