More than 11 trillion won is flowing into Sejong City. Samsung Electro-Mechanics plans to invest 8 trillion won, while a smart city is also being developed. The city, which grew following the relocation of government agencies, is gaining a manufacturing base and new housing. If corporate investment leads to job growth, housing demand could also rise, particularly among company employees.
Real Estate Info, a real estate information provider, said on the 30th, "The Samsung Electro-Mechanics investment and smart city development will expand Sejong's production base and technology testing grounds," adding, "We expect the city's self-sufficiency to strengthen as advanced industries complement its administrative functions."
Samsung Electro-Mechanics Investment and Key Details of the National Smart City Pilot City - Real Estate Info
View original imageSamsung Electro-Mechanics plans to invest approximately 8 trillion won in its Sejong plant by 2040. Last month, it announced that it would invest 4.27 trillion won of that amount to expand its semiconductor substrate production facilities. The investment period runs from September this year through May 2028. The new production line is targeted to begin operations in September 2028.
The Sejong plant is located in Myeonghak Industrial Complex in Yeondong-myeon. The expanded facilities will produce semiconductor substrates for artificial intelligence (AI) servers. These components connect semiconductor chips to circuits inside servers, transmitting electricity and signals. The investment aims to expand production capacity in response to growing demand for AI servers.
Residential and lifestyle facilities are also being expanded. The government is developing a National Smart City Pilot Project in Living Zone 5-1 in Hapgang-dong, Sejong City. The project will apply new technologies, including those for transportation and health management, to the places where residents live. The entire site, designated as a national pilot city in 2018, covers approximately 2.74 million square meters.
A leading district covering approximately 340,000 square meters will be developed with residential, business, and commercial facilities. A leading district is an area where development is undertaken first. The project is valued at approximately 3.16 trillion won. Development of the leading district is being handled by Sejong Smart City, a public-private joint venture established with investment from Korea Land and Housing Corporation (LH), Sejong City, and private companies.
Transportation and lifestyle services for residents will also be introduced in stages. Plans include transportation services that operate according to autonomous driving technology and passenger requests. Robots are expected to deliver goods and patrol residential complexes. Plans are also underway to enable delivery robots to use elevators.
The area within the leading district being developed primarily for residential facilities is called the "Smart Living Zone." BS Hanyang is building Sejong Smart City L Sujain there. It is the first large-scale residential complex to be offered in the leading district. The development will comprise 2,191 apartments and 125 officetels across four blocks (L6, L7, L8, and L11). All the apartments will have an exclusive area of 84 square meters. Sales are scheduled to begin next month.
