Busan Buk-gu Jeonse-to-Sale Price Ratio at 77.2%... 'Doosan We've Trini View Gumyeong Station' Draws Attention
Korea Real Estate Board's September data: Buk-gu's jeonse-to-sale price ratio (77.2%) exceeds the national (69.2%) and provincial-area (75.0%) averages
Second-highest in Busan after Sasang-gu (78.3%); marked regional contrast with Suyeong-gu (55.4%) and Haeundae-gu (58.1%)
In major areas of western Busan, including Buk-gu (77.2%), apartment jeonse-to-sale price ratios have climbed to the mid-to-high 70% range, sharply narrowing the gap between jeonse and sale prices. This has drawn attention to whether tenants weighing their housing options will move ahead with purchasing homes.
According to data from the Korea Real Estate Board on "Jeonse Prices as a Percentage of Average Sale Prices (as of September 2026)," the average jeonse-to-sale price ratio was 69.2% nationwide and 75.0% in provincial areas. During the same period, the average for Busan as a whole stood at 69.7%.
A closer look at the figures by area reveals marked regional differences. In eastern Busan, the jeonse-to-sale price ratios in major residential districts such as Suyeong-gu (55.4%), Haeundae-gu (58.1%), and Dongnae-gu (63.7%) remained in the 50% to 60% range. By contrast, in western Busan, Sasang-gu recorded the highest ratio in Busan at 78.3%, followed by Buk-gu at 77.2%. Buk-gu's ratio of 77.2% is 7.5 percentage points above the Busan-wide average of 69.7%; it is also higher than both the national average of 69.2% and the provincial-area average of 75.0%.
"When the jeonse-to-sale price ratio reaches the high 70% range, the actual gap between jeonse deposits and sale prices tends to narrow," an industry official said. "From a tenant's perspective, rather than taking on the burden of increasing their deposit, they may consider putting in some additional funds and switching to a purchase, either through a new-home sale or on the resale market."
With rising housing costs resulting from higher jeonse-to-sale price ratios and the desire to move into a new apartment, interest in newly built apartments among actual homebuyers is growing.

The complex will comprise 8 buildings, with 3 basement levels and 26 floors above ground, and a total of 839 households, including 288 for general sale.
Residents can walk to Gumyeong Station on Busan Metro Line 2, as well as Gupo Station, served by Line 3 and the KTX. Major city-center destinations are easily accessible via Gangbyeon-daero, Gupo Bridge, and the Mandeok-Centum Urban Expressway. The complex is also located on flat terrain, a highly preferred feature in Busan.
Recent improvements in transportation are also drawing attention. With the high-speed rail brand unified under KTX in September, direct service became available from Gupo Station in Busan to Suseo Station in Seoul. The time needed to reach the Gangnam area has been reduced compared with the previous route via Seoul Station, making travel to Seoul more convenient.
The surrounding area also offers a well-established living environment. Garam Middle School is right next to the complex, and Gupo Elementary School is within walking distance. Major amenities, including Newcore Outlet, Gupo Market, and the central commercial district of Deokcheon-dong, are also nearby.
The complex's design and amenities are another highlight. Its exterior features the We've signature facade pattern and glass railings throughout, creating an open feel and an upscale appearance. A range of community facilities, including a fitness center and golf practice range, will also be available. In addition, buyers will receive an interest-free interim payment loan benefit to ease their initial financial burden.
