Industry, business, education and green spaces... ‘Gyeyang New Town Daebang Ellium Edu Park’ to offer 536 units in Block A21
According to data from the Korea Real Estate Board, 71,120 apartment transactions in the Seoul metropolitan area from January through July this year involved buyers in their 20s or younger and those in their 30s. This accounted for 38.58% of all transactions, up 6.18 percentage points from the same period last year.
The younger the age group, the more likely people were to consider distance from work when choosing a place to live. In the “2026 Real Estate Trends” report, 58% of respondents in their 20s said they considered “distance from work and proximity between home and work” important when choosing a home, the highest share of any age group. The figures were 47% for those in their 30s, 43% for those in their 40s, 42% for those in their 50s and 33% for those in their 60s.
Business hubs such as Pangyo, Bundang and Songdo offer easy commutes, but housing costs are relatively high. As a result, some prospective homebuyers are expanding their search to nearby areas that are close to business districts but have more affordable home prices. Rather than simply looking for less expensive areas, buyers are also considering commuting convenience, residential satisfaction and potential future asset value.
Against this backdrop, Incheon Gyeyang New Town, one of the third-phase new towns, is drawing attention as an alternative for prospective homebuyers preparing to purchase a home. Expectations for convenient commutes are also rising as industrial and business infrastructure is being developed alongside residential facilities.
In August this year, Incheon City announced approval of the industrial complex plan covering all 757,457 square meters of the Incheon Gyeyang Techno Valley Urban High-Tech Industrial Complex, known as Gyeyang AX Park. Set to span about 1.7 times the size of Pangyo Techno Valley, Gyeyang AX Park plans to use its self-sufficient development land to accommodate jobs currently concentrated in Seoul. Bucheon Daejang District, which is within 2 kilometers of Gyeyang New Town, is also expected to grow into an industrial and business hub in the Seoul metropolitan area after confirming last December that it had attracted major companies, including SK hynix, SK Innovation and Korean Air.
As the barrier to buying a newly built apartment continues to rise, buyers are turning their attention to third-phase new towns, which offer competitive prices while also providing potential for future asset appreciation.
Meanwhile, a new apartment complex is also scheduled for sale. Daebang Industrial Development plans to sell Gyeyang New Town Daebang Ellium Edu Park in Block A21 of Incheon Gyeyang New Town this November. The complex will comprise 10 buildings, with two basement levels and 15 floors above ground, and a total of 536 units. It will offer units with exclusive areas of 84 square meters, a popular choice among prospective homebuyers, and 114 square meters for buyers seeking more spacious homes. As the apartments will be built on public land, they will be subject to the price ceiling system. This will help reduce the price burden, while buyers can also expect a private construction firm's brand and specialized design, offering the value of a privately developed complex at a more affordable price.
Educational facilities and a natural environment are also planned. Sites for a kindergarten and elementary, middle and high schools are planned near the complex. Gyeyang New Town is set to have green spaces covering about four times the area of Yeouido Park. A park-like neighborhood boulevard called Gyeyang Byeori, which will run through the new town, and a cultural park are also planned, offering residents opportunities to enjoy walks and leisure activities in their daily lives.
With industrial and business infrastructure, housing and educational facilities, and parks and green spaces all being developed together, Gyeyang New Town is set to become a self-sufficient city where work and daily life come together.
