LH Speeds Up Follow-Up Procedures at 3 Urban Public Housing Complex Sites... 5,032 Homes to Be Supplied Quickly
Strengthen consultation and communication with residents from the planning stage
Apply an integrated design-and-construction competition model
Korea Land and Housing Corporation (LH) is moving quickly on follow-up procedures for three sites in the Urban Public Housing Complex Project, which recently completed district designation.
On October 16, LH said it would promptly advance follow-up procedures, including selecting construction companies, to ensure that the three sites—Seoul Singil District 4, Nokbeon-dong Neighborhood Park, and the area near the Songjung-dong Community Service Center—receive approval for their complex project plans without delay.
The Urban Public Housing Complex Project is a public-led redevelopment initiative in aging urban areas where private redevelopment is difficult. Public entities such as LH directly carry out the projects, provide floor area ratio incentives, and shorten permitting procedures to deliver housing quickly. Since its introduction in 2021, the project has been pursued at 44 sites, with a total of 73,000 housing units planned.
The candidate sites designated as districts on September 30 have a combined supply of 5,032 housing units. By site, Singil District 4 will have 1,273 units, Nokbeon-dong Neighborhood Park 2,676 units, and the area near the Songjung-dong Community Service Center 1,083 units.
Singil District 4 is adjacent to major business districts such as Yeouido and is expected to serve as a residential area for people seeking homes close to their workplaces. Nokbeon-dong Neighborhood Park is close to Bulgwang and Nokbeon stations on Subway Lines 3 and 6, providing easy access to central Seoul. It also offers a nature-friendly residential environment, with two neighborhood parks nearby. The area near the Songjung-dong Community Service Center is close to Mia Sageori Station on Line 4, and Changmun Girls' High School Station on the planned Dongbuk Line is within walking distance, offering excellent access to central Seoul. Urban Public Housing Complex Projects are also underway south of the district, at Jangwi 12 and Mia 16, and a residential complex of around 3,000 housing units is expected to be developed in the future.
To expedite the selection of construction companies at these sites, LH plans to strengthen consultation and communication with residents from the planning stage and prepare project plans that reflect their needs. It will also provide drawings and design guidelines in advance to construction companies interested in participating in the projects.
The projects will also use an integrated design-and-construction competition model. Under this approach, private companies take responsibility for the entire process, from design and project approval to construction. This enables the use of private-sector expertise and know-how to improve the quality of public housing.
