TS Trillion Pursues Joint Development of 2.3 Trillion Won Cheonan AI Data Center
TS Trillion is expanding into AI infrastructure by participating in the development of a 2.3 trillion won AI data center in Cheonan. With power-use agreements, a building permit, and a development permit already secured, the project aims to generate both development profits and revenue by combining joint development with construction and materials supply by a subsidiary.
TS Trillion said it is pursuing the joint development of the Cheonan AI Data Center, to be built in the Dongnam-gu district of Cheonan, South Chungcheong Province, together with Korea Plan, Minsokchon, and its subsidiary TS CORE.
The Cheonan AI Data Center is planned to have a site area of 50,323 square meters and a total floor area of 84,293 square meters. The total project cost is 2.3 trillion won, to be financed with 2 trillion won in project financing (PF) and 300 billion won in equity.
The project team has also addressed power and permitting issues, considered key variables in data center projects, in advance. It has obtained a building permit and a development permit, and signed an electricity-use agreement for 80 MW. The company said that securing these key prerequisites has reduced uncertainty that could arise during the project.
Procedures are now underway to begin construction of the first-phase, 40 MW data center. The project team is working out the detailed design, finalizing the construction structure, and arranging PF financing, with plans to proceed with development in phases.
TS Trillion is participating in the project not merely as a financial investor (FI), but as a joint developer and strategic project manager. Its subsidiary TS CORE, which has engineering and construction capabilities, is expected to take priority in major work, including power infrastructure, mechanical systems, and the supply of key materials.
The strategy is to diversify the project structure at the group level. TS Trillion will secure development profits through its role as a joint developer, while TS CORE will generate revenue through construction and materials supply. The specific scope of TS CORE's construction work and the contract amount are expected to be disclosed after due diligence and the signing of a definitive agreement.
Through the Cheonan AI Data Center project, TS Trillion plans to diversify its business portfolio by adding AI data center development and infrastructure to its existing hair-care-focused business. As demand for data center infrastructure grows alongside the expansion of the AI industry, the company plans to develop related businesses into a new mid- to long-term growth engine.
