The redevelopment of Jegi District 6 in Jegi-dong, Dongdaemun-gu, is also expected to become more financially viable after its floor area ratio is increased.
The Seoul Metropolitan Government said on October 16 that items including these projects were conditionally approved at the 21st Integrated Review Committee meeting for urban renewal projects, held on October 15. Through the integrated review, Jamsil Woosung 4th will be transformed from its existing 8 buildings, 15 floors and 555 units into a high-rise complex.
The project had initially been pursued with a maximum height of 32 floors. However, after the Seoul Metropolitan Government abolished the "35-floor rule" limiting the height of residential buildings, redevelopment complexes in the Gangnam area began revising their height plans one after another. At an extraordinary general meeting in July 2025, this complex also approved a plan to raise its maximum height to 49 floors.
The redeveloped complex will include 98 public rental housing units. The integrated review also imposed a condition requiring the project to harmonize with the Tancheon riverside landscape, taking into account the open landscape around the site. The complex is expected to be newly developed as a community-friendly residential complex.

Completed in 1983, the complex will be redeveloped from its existing 5 buildings, 15 floors and 630 units into 6 buildings with up to 49 floors and a total of 999 units, including 132 public rental units.
The plan is to improve the residential environment by creating green spaces and rest areas connected to Yangjaecheon Stream and providing community facilities for local residents. The complex will also include childcare facilities such as a Seoul-style kids' cafe, an integrated childcare center and a daycare center for households with young children.
The integrated review called for additional measures to ensure an open feel in the space connected to Yangjaecheon Stream. The layout and height of the apartment buildings will be planned to harmonize with the surrounding natural environment.

Jegi District 6 is an approximately 24,298.10-square-meter area of aging, low-rise housing that was designated as a renewal zone in 2009. The project will transform it into a residential complex comprising 7 apartment buildings of up to 20 floors.
The area is conveniently located near Korea University Station on Subway Line 6, Cheongnyangni Station and the planned Dongbuk Line, and has well-established everyday amenities.
Under the review plan, the floor area ratio was also raised from 244.15% to 249.97%, improving the project's feasibility. The review also discussed ways to create a multi-dimensional living space where the city, nature and neighbors can connect with one another. Green and landscaped areas will be organically linked with pedestrian spaces, creating places where residents can enjoy nature in their everyday lives.
Following the conditional approval in the integrated review, the process to obtain approval for amendments to the project implementation plan reflecting the review results is expected to proceed.

The complex is scheduled to comprise 50 buildings of up to 35 floors, with 5,007 units, including 213 public rental units.
The integrated review considered changes to the apartment buildings' exterior, among other matters. The design and colors of the building exteriors will be changed, and the designs of the entrance canopies and rooftop structures will be improved to make the entrances easier to identify.
A public pedestrian passage is planned within the complex, along with various amenities for residents, including a community center, daycare center and senior center.
