Genuine Buyers Defy 10-Year Ban on Winning Again as 'Gwangmyeong City Pradium Eduheim' Nears Contract Signing
Innovative floor plans, including three-sided balconies, offer up to 20 pyeong of service area
Applications driven by genuine buyers considering signing contracts despite 10-year restriction on winning again
As demand for spacious homes for owner-occupiers grows in the Seoul metropolitan area’s presale market, City Construction is drawing attention ahead of document submission and contract signing for eligible winners with Gwangmyeong City Pradium Eduheim, which offers an unusually large service area.
The complex attracted considerable interest from its launch through the subscription period with a specialized design that provides up to 20 pyeong of service area through innovative floor plans and balcony extensions. The substantial increase in usable floor space is expected to greatly improve how the interior space can be used, offer much more indoor space than homes of the same designated size, and effectively lower the sale price per unit of usable area, winning over buyers seeking homes for their own use.
The larger the service area, the lower the perceived sale price per unit of usable area. This has become a strong incentive for buyers seeking both value for money and efficient use of space.
In particular, industry observers believe that many of those who applied for Gwangmyeong City Pradium Eduheim were genuine buyers considering not only signing a contract but also moving in, rather than speculative applicants. This is because new apartment complexes in the Gwangmyeong area are subject to a strict restriction that bars winners from winning another presale subscription for 10 years.
An industry official said, "Applying despite knowing that a long 10-year restriction on winning again applies suggests that these applicants are considering signing an actual contract, rather than seeking only a capital gain through gap investment or applying casually with their subscription accounts. With up to 20 pyeong of service area and excellent residential conditions, even buyers who hesitated to apply are likely watching the contract results."
Gwangmyeong City Pradium Eduheim will comprise six buildings, with two basement levels and 22 floors above ground, offering 426 homes with exclusive areas of 59-84 square meters. It will be the first phase of the City Pradium-branded town in the Gureumsan District, which will have a total of 930 homes.
Gwangmyeong City Pradium Eduheim has also addressed parking concerns by providing ample parking. With 1.5 parking spaces per household, the complex is expected to significantly reduce the difficulty of finding parking late at night and the stress of double parking. Its residential environment is designed to make parking more convenient after work and improve residents' quality of life.
The complex also offers a strong educational environment and abundant infrastructure. As its name, Eduheim, suggests, schools for all age groups are within walking distance, including public Bright Light Kindergarten, Seomyeon Elementary School, Anseo Middle School, and Changui Management High School. The Soh-a Academy District is also easily accessible.
Transportation and daily-life infrastructure are also excellent. Subway Line 1 and KTX Gwangmyeong Station are nearby, and the complex offers convenient access to the Second Gyeongin Expressway and the Gangnam Beltway Urban Expressway. Residents can enjoy both key amenities in the Gwangmyeong Station area, including IKEA, Costco, and Chung-Ang University Gwangmyeong Hospital, and the infrastructure serving the Soha-dong neighborhood.
