Sagajeong Station Area in Jungnang-gu to Be Redeveloped with Up to 40-Story Apartment Complex of 2,037 Units
Official Designation of Redevelopment Zone Announced
Includes 566 Long-Term Public Rental Units
A new apartment complex with up to 40 floors and 2,037 units will be built in the old residential area around Sagajeong Station on Seoul Subway Line 7.
Jungnang-gu (District Mayor Ryu Kyunggi) announced on the 6th that the ‘Sagajeong Station Area Urban Redevelopment Project’ centered on 572-1 Myeonmok-dong has received the official announcement for the decision of the maintenance plan and designation of the redevelopment zone from the Seoul Metropolitan Government as of October 1. The redevelopment zone designation and maintenance plan decision were approved with amendments by the Seoul Urban Planning Committee this past May, and after subsequent administrative procedures, the designation of the zone has now been finalized.
The designated redevelopment zone covers 69,712.7 square meters. Of the four plots, three plots (54,437.6 square meters) will house apartment buildings ranging from 4 underground to up to 40 above-ground floors, with a total of 16 buildings and 2,037 residential units. Among these, there will be 566 long-term public rental units and 137 redevelopment rental units.
The site is within the Sagajeong Station area on Line 7 and offers access to central Seoul as well as northern and southern Gyeonggi Province via the nearby Dongbu Arterial Road. In the surrounding area, other ongoing projects include the Myeonmok Station Area Long-Term Public Rental Urban Redevelopment Project and various Moa Town projects targeting old low-rise residential neighborhoods.
The redevelopment plan includes provisions for parks and road improvements. A park of approximately 7,123.8 square meters will be created, connecting with the existing Kkachi Children’s Park. Neighborhood facilities will be placed along the southern edge facing Sagajeong Station to link with the existing commercial area. Myeonmok-ro 49-gil, which runs east-west through the site, will be retained, while Sagajeong-ro 49-gil, running north-south, will be widened from 8 meters to 10 meters.
The plan also considers the landscape. The planned visibility corridor connecting Jungnangcheon Stream and Yongmasan Mountain will be maintained along the existing street network, and an additional corridor will be established within the complex. Building heights will be varied for each building, considering the neighboring apartment complexes and mid- to low-rise residential areas. A walkable, pedestrian-oriented street will be created facing Jungnangcheon Stream.
