View original imageOn September 29, the Seoul Metropolitan Government announced that it had held the 11th Urban Planning Committee's Rapid Integrated Planning Subcommittee and had approved, with modifications, the proposal for the designation of the Hansol Apartment reconstruction area as a maintenance zone, the determination of the maintenance plan, and the landscape review.
The site, located at 731 Irwon-dong, Gangnam-gu, is an aging apartment complex completed in 1994. With this review, the existing 2nd-class (up to 7 floors) general residential zone has been upgraded to a 2nd-class general residential zone. The legal maximum floor area ratio (FAR) of 249.99% was applied, allowing the existing 570 units to be reconstructed as a residential complex with up to 25 floors and a total of 960 units—including 79 public rental units.
The complex's main buildings will be arranged in accordance with the guidelines for open view corridors, maintaining a minimum width of 20 meters and a building height of no more than 70 meters, in line with the height management zone at the seventh ridge of Daemo Mountain. A barrier-free pedestrian environment with no elevation differences will be established for smooth pedestrian movement. The southern Gwangpyeong-ro 10-gil road will have its width increased from 12 meters to further enhance the overall pedestrian environment, transforming what was previously a mixed pedestrian and vehicle road.
On the northwestern public contribution site, a social welfare facility will be newly established, measuring 2,000 square meters in total floor area and consisting of one basement level and three above-ground floors on a 1,000 square meter site. At the lower levels of the complex near Daemosan Entrance intersection, a national and public daycare center and a community childcare center will be created as open childcare facilities.
On the same day, the Urban Planning Committee also approved—with modifications or conditions—the reconstruction plans for Yeomchang Woosung 1st and 2nd Apartments and Samcheolli Apartment in Yeomchang-dong, Gangseo-gu, as well as Bando Apartment in Ichon-dong, Yongsan-gu.
Yeomchang Woosung 1st and 2nd Apartments and Samcheolli Apartment, which have stood for 34 years since completion, saw their FAR relaxed from 250% to 400%, with the adoption of project feasibility adjustment coefficients and other measures to ensure viability, enabling them to pass the review after 14 months. The existing 602-unit complex will be redeveloped into a residential complex with a maximum of 39 floors and 986 units, including 224 public rental units.

Bando Apartment in Ichon-dong is a multi-family housing complex that has been in place for 49 years. With this review, a new maintenance plan was established to redevelop the existing 192 units into a total of 276 units—including 55 public housing units—across a building that will rise up to 58 floors.
