Magok District, considered a key hub in southwestern Seoul, has entered a new phase of transformation, backed by expanded transportation infrastructure and the attraction of global IT companies. In addition to extending the transportation network, plans to build a global artificial intelligence (AI) company's R&D center are underway, further boosting the area's industrial competitiveness and strengthening its role as a future industrial base.
In particular, with the official announcement of the 'Seonam Line' project—which includes a main line from Magongnaru Station to Gasan Digital Complex Station and a branch from Seobu Truck Terminal to Dangsan Station—Magok District is quickly emerging as the biggest beneficiary in the region. The Seonam Line expands upon the existing Mokdong Line plan, maximizing connections between key areas and synergy in subway transfers. This is expected to greatly improve access to major business districts, alleviate commuting congestion, and accelerate the inflow of floating population.
In addition to the upgrades in the transportation network, another major positive factor driving up Magok's future value is the expectation for the construction of a global tech company NVIDIA's R&D center. As NVIDIA, which leads the global AI semiconductor market, begins hiring and the process to establish an R&D center for AI technology development and robotics research in Korea, the industry is focused on Magok—recognized as a well-established advanced R&D cluster—as one of the most promising candidates for the new center.
In fact, during his visit to Korea in June this year, Jensen Huang, CEO of NVIDIA, stated, "Korea is the optimal place for R&D investments as it boasts expertise in AI and robotics and stands as a world-class manufacturing hub," adding, "We have already started hiring for the Korea R&D center and will secure the site once sufficient staff are secured."
As the possibility of attracting NVIDIA's research center rises, Magok is being re-evaluated not simply as a commercial and residential district, but as a ‘core base for global advanced industries.’ If the NVIDIA R&D Center is built, it is expected that a large influx of top domestic and international talent with master’s and doctoral degrees in AI and software will move into the Magok area.
This will go beyond merely attracting a single company: it will foster an ‘AI industry ecosystem’ gathering partner companies, startups, and research institutes. With LG Science Park, Lotte, Kolon, E-Land, and other major conglomerates’ R&D centers already clustered in Magok, the addition of NVIDIA is fueling outlooks that the area could soon rival Silicon Valley in the United States as a cradle for cutting-edge technology.
An expert in the real estate industry commented, "Whereas Magok was once seen as an 'area slated for development,' it is now in the stage of becoming a 'global future city.' Given the visible progress of the Seonam Line and the positive outlook surrounding NVIDIA, now is the optimal timing to join the value growth."
Against this backdrop, Lotte Construction is currently selling units in 'Lotte Castle Le West', located in Block CP2 of the Magok City Development Project in Gangseo-gu, Seoul. Available for immediate occupancy, the complex is a mixed-use residential community composed of five buildings, ranging from six basement to 15 above-ground floors and totaling 876 officetel units sized between 45 and 103 square meters, along with sales facilities, workspaces, and various amenities.
