Bukgajwa District 6 in Seodaemun Gets Project Implementation Approval After 12 Years

Design Leverages Scenic View of Bulgwangcheon Stream
The Bukgajwa District 6 reconstruction project in Seodaemun District, Seoul, which was designated as a maintenance zone in 2014, has received official approval for its project implementation plan after 12 years. With a new 34-story apartment complex of 1,953 units and a riverside cultural park planned along the Bulgwangcheon stream, the residential environment in the Bukgajwa-dong area is expected to be significantly transformed.
Seodaemun District Office announced on the 17th that, as of the 16th, it had approved the project implementation plan for the "Bukgajwa District 6 Housing Reconstruction and Maintenance Project," located at 372-1 Bukgajwa-dong and its surroundings.
Bukgajwa District 6 was designated as a maintenance zone in May 2014, obtained approval to establish the association in February 2020, and passed the Seoul city’s comprehensive review for maintenance projects in November last year. After applying for the project implementation plan approval on May 8 this year and conducting deliberations with the relevant departments, the plan has now been approved. It has therefore taken 12 years from the initial designation as a maintenance zone to the final project implementation plan approval. With this approval, the construction plan and foundational infrastructure for the project have been finalized, paving the way for subsequent steps such as management and disposition plan approval.
The project covers an area of 104,656 square meters and will consist of 16 buildings, ranging from 6 basement levels to 34 above-ground stories, offering a total of 1,953 residential units. By designating the area as a "special construction zone," the plan aims to move beyond monotonous apartment landscapes by arranging the principal buildings with various heights, facades, and forms. Additionally, the design seeks to harmonize with the surrounding scenery by utilizing the site's proximity to the Bulgwangcheon stream.
A cultural park will be built between the complex and Bulgwangcheon, with a public parking lot installed beneath the park. A public pedestrian path connecting Bulgwangcheon to Bukgajwa Elementary School will also be provided, improving commuting convenience for students and walkability for local residents.
Transportation is also cited as a strong point. Residents will have access to three subway lines—the Subway Line 6, the Gyeongui-Jungang Line, and the Airport Railroad—at the nearby Digital Media City (DMC) Station, and Line 6’s Jeungsan Station is also close by. The area also boasts convenient road access via Susaek-ro and the Naebu Expressway. Construction will be undertaken by DL E&C.

District Mayor Park Unki stated, "We will closely manage the remaining administrative procedures so that the residents, who have been waiting for 12 years, can see real changes in their living environment," and added, "We will continue to communicate with the residents to ensure that this renewal project revitalizes both the new complex and the surrounding neighborhoods."
