New Supply of Apartment Complexes Reaching 45 Floors with 4,003 Households
The Mia 2 Urban Renewal Promotion Zone housing redevelopment project, located around 403 Mia-dong, Gangbuk-gu, Seoul, will be transformed into the largest residential complex in the northeastern Seoul area, with up to 45 floors and 4,003 households (710 of which will be public housing), featuring an elementary school and a park.
The Seoul Metropolitan Government announced on the 16th that, during the 19th Integrated Review Committee on Redevelopment Projects, a conditional approval was granted for the integrated review covering seven areas—architecture, landscape, transportation, education, environment, park, and disaster—for the "Mia 2 Urban Renewal Promotion Zone Housing Redevelopment Project."

View original imageThe Mia 2 area has been designated as a regulatory innovation site for urban renewal promotion projects. In January, the urban renewal promotion plan was revised to ease the standard floor area ratio (FAR). The statutory maximum FAR was also adjusted, applying a planning FAR of less than approximately 310%.
This area will see improvements to poor residential conditions, such as sloped terrain and narrow alleyways, and the creation of a neighborhood children's park and a small park within the zone. There will also be community facilities along the streetfront and shaded pedestrian walkways.
A high-rise residential building with up to 45 floors will be placed at the center of the complex, while building heights will be lowered in areas adjacent to neighboring regions. Additionally, a grid-shaped open axis will be secured for a greater sense of openness.
The project will also provide public facilities such as a civic university, a community center, and social welfare facilities, with expanded childcare and care facilities planned as well.
The Integrated Review Committee requested the adjustment of excessive main building lengths to improve the urban landscape.
Meanwhile, conditional approval was also granted on the same day for the integrated review in seven areas—architecture, landscape, transportation, disaster, education, park, and environment—of Mia 11 zone. As a result, after 15 years since the redevelopment project began, Mia 11 zone is set to be reborn as a new complex with up to 26 floors and 656 households.
