As the screening process in the subscription housing market becomes more stringent, the core consumer group of people in their 30s and 40s are increasingly gravitating toward complexes equipped with both educational and green infrastructure to ensure their children’s safe commute and a pleasant living environment. Amid high sale prices and lending burdens, buyers are meticulously considering not only proximity to schools and private academies but also access to parks when choosing a residential complex.
According to Korea Real Estate Board, out of 360,880 apartment purchases nationwide between January and July this year, people in their 30s and 40s accounted for 54.58% (196,951 transactions). Results from a 2023 survey conducted by the Korea Research Institute for Human Settlements on 3,042 households with children in their 30s and 40s showed that the factor most influencing their housing choice was “children’s education environment” at 32.4%, higher than housing price and rent (24.4%), and distance to workplace (17.1%).
Residential complexes located near schools, known as “school zones,” reduce commuting times and concerns about safety. If there are parks nearby, residents can also enjoy recreational activities, exercise, and family leisure within the area, making such complexes highly popular among families with children.
In fact, “Geomdanhosu Park Station Paragon” in Seo-gu, Incheon, attracted 6,377 applicants for 204 general supply units last April, recording a competition rate of 31.26 to 1. Elementary School Geomdan 7 and Middle School Geomdan 3 are scheduled to open nearby, and Central Lake Park and U Park are also planned to be developed in the vicinity.
That same month, “Elif Seongseong Lake Park 1BL” supplied in Cheonan, Chungnam, attracted 9,956 applicants for 379 general supply units, yielding a competition rate of 26.27 to 1. The complex is being built in front of the 520,000-square-meter Seongseong Lake Park, with new elementary and middle schools scheduled to be established in the area.
In the sales market as well, complexes close to both schools and parks are priced at a premium. According to Real Estate R114, as of July 8, the average sales price per 3.3 square meters for “Wirye Shinan Insbuild Astro” in Hakamdong, Hanam, Gyeonggi Province, was 50.25 million won, which is 45.02% (15.6 million won) higher than Hakamdong’s average of 34.65 million won.
An industry official commented, “Recently, rather than focusing solely on the school district or parks, people are comprehensively assessing whether schooling, recreation, and leisure can all be enjoyed within a single living area. In a market led by real demand, complexes equipped with both educational and green environments will stand out in terms of competitiveness.”
Furthermore, as buyers’ expectations for pleasant living environments continue to rise, green spaces within the city are expected to become a key indicator of an apartment’s asset value.
In this context, “Hyangnam Station Grove Switchen,” set to launch sales in October in Hagil-ri, Manse-gu, Hwaseong-si, Gyeonggi Province, has drawn attention. The complex offers high convenience for families with children thanks to its proximity to schools, parks, and the main commercial district.
The project, constructed by KCC Construction, will consist of 7 buildings with 933 units in total, ranging from 2 basement levels up to 29 floors above ground. Available exclusive floor areas are 71, 84, 107, and 147 square meters.
The educational environment includes elementary, middle, and high schools all within walking distance. Hagil Middle School and Hagil High School are located approximately 100 meters away, and Hwaweon Elementary School and Seobong Elementary School are also accessible on foot. Notably, the walk to Hwaweon Elementary School passes through a cultural park, meaning there is no need for children to cross any crosswalks during their commute.
The area is also ideal for enjoying walks and exercise near home. The 43,194-square-meter Punggyeong Park in front of the complex is equipped with walking trails and facilities for exercise and relaxation, making it suitable for outdoor activities with children or family leisure time. The central commercial district, clustered with shopping and dining facilities, hospitals, and financial institutions, is located about 400 meters away, offering convenient access to necessary daily amenities.
