"Grand Lake Aileen’s Garden," a large-scale residential complex with 1,521 units in Nam-gu, Ulsan, will begin special subscription on September 14. First-priority applications will be accepted on September 15, followed by second-priority on September 16.
Developed by the Nam-gu B-14 District Housing Redevelopment Association and constructed by IS Dongseo, "Grand Lake Aileen’s Garden" is located at 350-5 Yaeum-dong, Nam-gu, Ulsan. The project features 13 buildings ranging from 2 basement levels to up to 30 above-ground floors, with exclusive areas of 39 to 102 square meters and a total of 1,521 units. Of these, 1,153 units with exclusive areas of 59 to 102 square meters will be available for general sale.
The general sale consists of 255 units at 59 square meters, 139 units at 74 square meters, 709 units at 84 square meters, and 50 units at 102 square meters. Units with exclusive areas of 84 square meters or less make up approximately 96% of the general sale, with 709 units at 84 square meters being the most numerous. While focusing on small to medium-sized units, the development also offers 102 square meter options to suit different household compositions and housing preferences.
In particular, "Grand Lake Aileen’s Garden" is distinguished by its prime location that provides access to the existing Nam-gu lifestyle area, as well as the scale of the complex and its natural and educational environments. In the Yaeum-dong area where the complex is situated, approximately 10,000 new homes are being developed through redevelopment and district-level planning. The consistent supply of new apartments and ongoing redevelopment projects are accelerating changes in the residential environment.
Seonam Lake Park is located about 500 meters from the complex, allowing residents to enjoy walks and leisure activities nearby. Ulsan Grand Park can also be reached within a 10-minute drive. Residents can access urban infrastructure while also enjoying proximity to parks and green spaces, providing a balanced living environment.
The area also offers a wide array of amenities. Major commercial and lifestyle facilities in Nam-gu, including Lotte Department Store Ulsan, which is approximately 2.1 kilometers away, the Samsan central business district, and large supermarkets, are all easily accessible. The new residential area benefits from both newly developed infrastructure and existing urban amenities.
Especially notable is the location’s rarity within the region, as it provides both convenient commercial infrastructure and the comfort of large parks, making it highly attractive to a strong base of housing demand.
The educational environment, an important factor for families with children, is also well-established. Seonam Elementary School is within walking distance, and the nearby Daehyeon-dong area features a cluster of private academies. The complex also plans to include community facilities tailored for children, such as a small library and an early childhood library.
Transportation access to major areas in Ulsan is also convenient, with routes such as Suam-ro, Industrial Road, Nambu Circular Road, and Byeonyeong-ro accessible from the complex. Donghae Line’s Taehwagang Station is located about 2.6 kilometers away. Additionally, Hyundai Motor Company’s Ulsan Plant is approximately 3.9 kilometers, and HD Hyundai Heavy Industries is about 8.7 kilometers away, making it easy to reach key industrial hubs.
The landscaping and community facilities, made possible by the scale of the complex, are also worth noting. The complex has a landscaping rate of 36% and is designed with south-facing buildings and buffer green spaces. These interior and exterior green spaces enhance residential comfort, while a variety of community amenities are planned to serve residents of all ages.
The community facilities will include 'Playground,' Ulsan’s first indoor fitness center for children, as well as a small library and an early childhood library. There will also be a fitness center, golf practice range, sauna, guest rooms, shared office space, VR room, and a theater room.
IS Dongseo’s residential brand "Aileen’s Garden" has been steadily supplied in Ulsan, which is another key feature. Including "Grand Lake Aileen’s Garden," IS Dongseo has supplied 14 complexes with a total of 10,216 units in Ulsan so far.
Previously, "Munsu-ro Grand Park Aileen’s Garden," also supplied in Nam-gu, Ulsan, recorded a subscription competition ratio of 309.8 to 1 for first-priority applications in 2020, setting a record for the highest competition rate in Ulsan at the time. Similarly, "Lake Park Aileen’s Garden" Phases 1 and 2, supplied last year, saw a maximum subscription competition ratio of 46.5 to 1.
The subscription schedule for "Grand Lake Aileen’s Garden" is as follows: special supply on September 14, first-priority applications on the 15th, and second-priority applications on the 16th. Winners will be announced on September 22, and document submission will take place from September 28 to October 4. The signing of purchase agreements is scheduled for three days, from October 6 to 8.
A marketing representative commented, "'Grand Lake Aileen’s Garden' is notable for residents’ easy access to Seonam Lake Park and Nam-gu amenities, as well as a variety of landscaped and community facilities befitting a large complex of 1,521 units. Since most of the general sales units are 84 square meters or less, we expect strong interest from buyers seeking homes for actual residence."
