Koramco to Promote Urban Complex Development Project at Government Gwachoncheongsa Station District 1
The redevelopment project utilizing the trust-based method, which aims to transform an aging high-value commercial district into an urban complex consisting of residential and commercial facilities of up to 40 stories, has officially begun.
On September 9, Koramco Asset Trust announced that it signed a memorandum of understanding with the Integrated Preparatory Committee for Urban Complex Development Project at Government Gwachoncheongsa Station District 1 to promote the privately led trust-based urban complex development project for District 1 at Government Gwachoncheongsa Station.
District 1 at Government Gwachoncheongsa Station is a core commercial area in downtown Gwacheon, located at 1-13, 1-14, 1-17, and 1-18 Byeoryang-dong, Gwacheon, Gyeonggi Province. This is a prime high-value commercial area adjacent to Government Gwachoncheongsa Station on Seoul Subway Line 4. The district spans 12,415 square meters, and according to the plan, an integrated complex with approximately 590 households and commercial facilities will be developed, ranging from 6 basement floors to 40 above-ground floors. The total floor area is expected to be around 156,300 square meters. Detailed architectural plans will be adjusted during the forthcoming licensing procedures. Despite its prime location near Government Gwachoncheongsa Station, the site has faced difficulties in redevelopment due to aging buildings and complex property rights.
This agreement is significant as it represents a collaboration between local residents, who wish to pursue urban complex development, and Koramco Asset Trust, for the revitalization of downtown Gwacheon's main commercial area. As the project operator, Koramco will oversee the overall project, including reviewing the project structure, establishing licensing strategies, analyzing business feasibility, arranging financing, and selecting construction companies.
Koramco Asset Trust is the first real estate trust company in Korea to undertake a trust-based redevelopment project and to complete the nation's very first trust-based redevelopment. To date, Koramco has completed six redevelopment projects nationwide, demonstrating its execution capabilities in trust-based redevelopment. In particular, rather than indiscriminately increasing the number of projects, Koramco selects promising sites by comprehensively evaluating factors such as location, business feasibility, resident support, and licensing possibilities.
