Knowledge Industry Centers See Downturn After Brief Rebound... Q2 Transaction Value Plummets to 200 Billion Won Range [Real Estate AtoZ]
From 858 Cases in Q1 to 560 in Q2
Transaction Value Also Down from 369 Billion to 217.9 Billion Won
Volume and Value Drop 35% and 41% from Previous Quarter
Seoul, Incheon, and Gyeonggi Account for Over 90%
After a brief recovery in the first quarter of this year, the nationwide trading market for knowledge industry centers declined again in the second quarter. Both the transaction volume and transaction value dropped significantly, leaving the market in a prolonged slump.
According to the "Q2 2026 Nationwide Knowledge Industry Center Transaction Market Trend Report" released by Real Estate Planet, a leading commercial real estate firm, on September 8, the number of transactions for knowledge industry centers nationwide during this period stood at 560, down 34.7% from the previous quarter (858 transactions). This figure also represents a 33.1% decrease compared to the same quarter last year (837 transactions).
During the same period, the transaction value amounted to 217.9 billion won, down 40.9% from the previous quarter (369 billion won) and 40.0% lower than the same period last year (363.4 billion won). It is the first time since Q4 2022 (288.5 billion won) that quarterly transaction value has dropped into the 200 billion won range.
The nationwide average price per 3.3 square meters (exclusive area) for knowledge industry centers was calculated at 15.22 million won. This is a 3.7% decrease from the previous quarter (15.81 million won) and a 3.2% drop compared to the same period last year (15.73 million won).

View original imageBoth the Greater Seoul area and non-capital regions could not avoid a contraction in transactions, but the decline was more pronounced outside the Greater Seoul area. In the second quarter, transaction volume in the Greater Seoul area (Seoul, Incheon, and Gyeonggi) was 506 cases, and transaction value was 200.2 billion won, representing declines of 31.9% and 34.1% from the previous quarter, respectively.
In contrast, the non-capital region recorded only 54 transactions, marking a sharp 53.0% decrease from the previous quarter (115 transactions). The transaction value in non-capital regions also plummeted by 72.9% to 17.7 billion won from the previous quarter (65.3 billion won).
However, regarding the average price per 3.3 square meters, the Greater Seoul area saw a 6.2% drop to 15.5 million won from the previous quarter (16.51 million won), while the non-capital region's average price increased by 12.1% to 12.66 million won from the previous quarter (11.29 million won).
In Seoul, the transaction volume for the second quarter was 125 cases, with a transaction value of 74.3 billion won. Compared to the first quarter (206 cases, 137 billion won), transaction volume decreased by 39.3% and transaction value by 45.8%. The districts with the highest transaction volumes were Geumcheon-gu (39 cases), Gangseo-gu (23 cases), and Guro-gu and Yeongdeungpo-gu (20 cases each). For transaction values, Yeongdeungpo-gu led with 15.9 billion won, followed by Geumcheon-gu (15.7 billion won) and Gangseo-gu (15.5 billion won).
The average price per 3.3 square meters in Seoul was 24.03 million won, a 4.0% decrease from the previous quarter (25.03 million won). By district, Yeongdeungpo-gu recorded the highest average price at 34.26 million won, followed by Songpa-gu (32.43 million won) and Seongdong-gu (31.15 million won).
In Gyeonggi Province, transaction volume was 349 cases and transaction value was 117.4 billion won, down 28.6% and 23.5% from the previous quarter, respectively. Transaction volume was highest in Seongnam (39 cases), followed by Hanam (36 cases) and Yangju (31 cases). For transaction value, Goyang led with 16 billion won, followed by Seongnam (14.5 billion won) and Hanam (11.6 billion won).
The average price per 3.3 square meters for knowledge industry centers in Gyeonggi Province was 12.96 million won, a decrease of 4.3% from the previous quarter (13.54 million won). By region, Goyang posted the highest price at 17.82 million won.
Jung Soomin, CEO of Real Estate Planet, stated, "While transaction activity for knowledge industry centers contracted significantly nationwide during the second quarter, more than 90% of all transactions still took place in the Greater Seoul area," and added, "Despite the overall market downturn, demand continues to concentrate in the capital region."
