The Ulsan housing market is showing clear signs of improvement, with unsold homes decreasing and apartment prices rising. As a result, genuine buyers are flocking to the Grand Lac Aileen Garden Model House in Namgu, Ulsan, where 1,521 units are set to be supplied.
According to the Namgu B-14 Zone Housing Redevelopment and Maintenance Business Association and IS Dongseo, a total of 20,000 people visited the Grand Lac Aileen Garden Model House during the five days following its opening on September 2. In particular, operation of the model house from 12:00 PM to 8:00 PM attracted around 5,000 visitors during the evening hours alone.
During weekday evenings, the model house saw steady visits from young couples in their 30s and 40s after work, as well as families with children. After touring the unit, visitors checked sale prices, subscription eligibility, and contract terms at the consultation desk, closely examining factors directly related to actual living, such as the educational environment and community facilities.
A representative of Grand Lac Aileen Garden explained, "By operating the model house until 8:00 PM, we have indeed seen many visits from working people who find it difficult to come during daytime hours on weekdays. In particular, many young couples in their 30s and 40s have been visiting the model house after work to tour the units and consult with the staff."
This visitor trend at Grand Lac Aileen Garden captures attention, coinciding with the upward momentum in the Ulsan housing market. Key indicators such as housing statistics from the Ministry of Land, Infrastructure and Transport and price trend surveys from Korea Real Estate Board show both a decrease in unsold housing and a rise in prices in Ulsan.
In particular, the area around Yaum-dong, where the complex is being built, is seeing ongoing new housing supply through redevelopment and district unit plans. As several large-scale residential complexes are developed, the residential environment in the area is expected to change. Grand Lac Aileen Garden itself will comprise a large-scale development with 1,521 units.
The project is expected to appeal to real homebuyers thanks to its future value as a new residential town in the Yaum-dong area and the immediate access to fully developed living infrastructure in Namgu.
Visitors to the model house identified its location, which allows them to enjoy all the amenities of Namgu as well as its educational and natural environment, as key strengths. One visitor living in Namgu commented, "I appreciated that I could move to a new apartment while continuing to use the convenience facilities in Samsan-dong that I have always used. It is also great that Seonam Lake Park is nearby and my child can walk to elementary school."
Grand Lac Aileen Garden, developed by the Namgu B-14 Zone Housing Redevelopment and Maintenance Business Association and constructed by IS Dongseo, will be built in Yaum-dong, Namgu, Ulsan, with two basement floors, up to 30 floors above ground, 13 buildings, and a total of 1,521 units. Of these, 1,153 units with exclusive areas ranging from 59 to 102 square meters will be made available for general sale.
Visitors also showed strong interest in the landscaping and community facilities befitting the size of the large complex. The complex is planned with a 36% green area ratio and will use a layout oriented mainly toward the south with buffer green spaces. Planned community amenities include Playground—the first indoor children's gymnasium in Ulsan—as well as a small library, an infants' and toddlers' library, a fitness center, a golf practice area, a sauna, and guest rooms.
One visitor who came with their child stated, "Because I have a child, I cared not only about the inside of the house but also about the lifestyle the complex could offer. I paid close attention to the variety of family-oriented facilities, from an indoor gym and libraries for children to exercise facilities that the whole family can use."
A sales official said, "Recently, improvements in the Ulsan housing market are being confirmed by indicators such as fewer unsold homes and rising apartment prices. As a large-scale Grand Lac Aileen Garden complex—whose brand has a record of supplying over 10,000 units in the local area—is being offered in Namgu, a residential hotspot in Ulsan, interest among genuine buyers remains high."
The subscription schedule will begin with special supply applications on Monday, September 14, followed by first-priority subscriptions on Tuesday, September 15 and second-priority subscriptions on Wednesday, September 16. The winners will be announced on Tuesday, September 22, with the regular contract process scheduled for October 6 (Tuesday) to October 8 (Thursday), 2026.
