Jeil Construction Co., Ltd. is accepting applications for 'Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2' in Geomdan New Town, Incheon, over a two-day period from September 7 (Monday) to September 8 (Tuesday), 2026, as part of its new housing supply initiative.
This development consists of nine buildings with two basement levels and up to 25 floors above ground, with a total of 918 households featuring exclusive use areas ranging from 59 to 84 square meters. The project is composed mainly of small to medium innovative floor plans, which have been highly favored in the recent subscription market.
Applications are divided into two categories: general supply, which is open to all South Korean citizens aged 19 or older, and special supply, which targets youth (aged 19–39 who do not own a home) and newlyweds (including engaged couples and those married for less than seven years). Only one application per household is allowed, and duplicate applications (either two by one household or two by one individual) will be disqualified. Applications can be submitted via the Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2 website.
Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2 is being provided not as a general sale property, but as a public-supported private rental housing, allowing residents to enjoy lower rent compared to market prices. For the special supply 59㎡ type, the monthly rent is set between 49,000 won and 409,000 won. Tenants can choose from three deposit options—standard, Option 1, and Option 2—according to their financial situation, with the choice affecting the monthly rent.
For the general supply 59㎡ type, the monthly rent ranges from 69,000 won to 474,000 won. For the 69㎡ type, the standard deposit option sets the monthly rent at 134,000 won, while the 84㎡ type is set at 183,000 won. If tenants adjust the deposit to Option 1 or Option 2, like with the 59㎡ type, the monthly rent will increase or decrease accordingly.
To reduce the financial burden during contract renewal, the rent increase rate is limited to within 5%, ensuring tenants can live stably for up to 10 years without worrying about moving. As this is a rental product, there is no burden for acquisition tax, property tax, or comprehensive real estate holding tax, and there is no need to worry about tax policy changes. In addition, by subscribing to rental deposit guarantee insurance through the Korea Housing and Urban Guarantee Corporation (HUG), tenant deposits are protected, allowing residents to feel secure.
This provides end-users with a strategic option, enabling them to avoid taking out large, burdensome loans immediately and to flexibly adjust the timing of homeownership while monitoring potential interest rate cuts or a recovery in the real estate market.
The winner announcement for Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2 will be made at 16:00 on September 14, 2026, and official contract signing will take place over seven days from October 2 to October 8, 2026, at the Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2 promotional operation center.
■ Improved Accessibility to Seoul and Excellent Living Conditions Expected Due to Enhanced Transport Infrastructure
The project’s outstanding location further enhances its value. As indicated by its name, the complex is located near 'Geomdan Hosu Park Station' on Incheon Subway Line 1, and, should plans for the Seoul Subway Line 5 extension and the Western Metropolitan Rapid Transit (GTX-D) proceed as scheduled, access to Seoul is expected to improve significantly.
Geomdan Hosu Park Station Punggyeongchae Urbanity Phase 2 also offers both a nature-friendly environment and central urban infrastructure, as it is close to the planned Canal Complex, which will be a waterfront commercial landmark in Geomdan New Town, as well as a large central lake park and a neighborhood park, both also planned.
Additionally, the complex ensures a safe commuting environment and convenient access to educational facilities. It is adjacent to lots planned for Incheon Geomdan Hosu Elementary School and a kindergarten, making it safe and convenient to walk there, and residents will also have easy access to a concentration of private academies located in the nearby old town area of Bullo-dong to the north of the complex.
A sales representative commented, "News of the reasonable price compared to nearby market rates has attracted would-be tenants to visit the promotional office. Since any household member aged 19 or older who does not already own a home is eligible, we recommend those seeking a stable living space participate in the application process during these two days."
