Recently, end-users in local housing markets have been flocking to residential areas near large industrial complexes to minimize their commute to work. As a result, home sale prices and subscription competition rates in these areas are trending higher than the provincial average.
The commuting burden varies greatly by region. According to the Population and Housing Census by the Ministry of Data and Statistics, as of 2020, 69.9% of commuters in South Chungcheong Province have a one-way commute of less than 30 minutes. In Seoul, this figure is only 30.1%. In a 2023 work environment survey conducted by the Korea Occupational Safety and Health Agency, the average commute time in South Chungcheong Province was 31.74 minutes, more than 27 minutes shorter than Seoul's 59.17 minutes.
The difference is also evident in prices. According to the Korea Real Estate Board’s monthly apartment sales price index, the increase rate in provincial areas from January to July this year was 0.15%. In contrast, Seongsan-gu, Changwon, where the Changwon National Industrial Complex is located, saw prices rise by 4.91%, and Heungdeok-gu, Cheongju, home to the SK hynix Cheongju Campus, recorded an increase of 3.10%, both significantly above the provincial average.
The subscription market is showing a similar trend. According to the Korea Real Estate Board’s Cheongyak Home data, the average first-priority competition ratio for 89 residential complexes supplied in non-capital areas so far this year was 2.75 to 1. Among these, Gyeongnam, which includes the Changwon National Industrial Complex, posted a ratio of 3.71 to 1, while South Chungcheong Province, which has a concentration of display and semiconductor production bases, recorded 3.66 to 1, both above the average.
One advantage of industrial complexes is that business districts and educational and living facilities targeting worker demand are established nearby once the complex is operational. One real estate expert explained, “In regional areas, it is difficult to reduce commuting time using major transport networks like in the Seoul metropolitan area, so the physical distance from the workplace directly translates to residential satisfaction. Areas with large industrial complexes consistently see new inflows of worker demand, which attracts business, educational, and cultural facilities. As a result, living conditions in residential areas located near industrial complexes improve over time.”
Against this backdrop, there is growing interest in ‘Asan Techno Valley The One Phase 7’ set for supply in Dunpo-myeon, Asan, South Chungcheong Province. Its strength is its location within the Asan Techno Valley General Industrial Complex, which offers a short commute distance.
This project, supplied by Easy Construction Co., Ltd. in the Asan Techno Valley area of Dunpo-myeon, Asan-si, South Chungcheong Province, consists of ten buildings with two basement levels and up to 25 above-ground floors. The complex, with a total of 622 units with exclusive areas of 77 and 84 square meters, will be constructed by Line Industry Co., Ltd. There will be 184 units of 77 square meters, 100 units of 84 square meters Type A, and 338 units of 84 square meters Type B; among them, 438 units (about 70% of the total) are the 'national standard size' of 84 square meters. As it is built on public housing land, the sale price ceiling system will apply.
Asan Techno Valley, where the complex is located, is a public residential site planned to combine industrial facilities and residential complexes within a single district. The presence of Samsung Display's Asan Campus and Samsung Electronics Onyang Plant in Asan City is considered to generate strong residential demand for the area.
In particular, the government's strong initiatives to foster national high-tech strategic industries such as semiconductors and displays are expected to ensure stable property prices for the area, supported by solid underlying industrial demand, even amid real estate market volatility in the future.
The location also enjoys favorable transport conditions. Pyeongtaek Jije Station, which is served by the SRT, and Cheonan Asan Station, offering KTX and SRT transfers, are each about a 25-minute drive away. The site is also close to National Road 34, Buk Cheonan IC, and Pyeongtaek Godeok IC, allowing easy access to wide-area transportation. Furthermore, the Godeok Internationalization Planning District General Industrial Complex, home to Samsung Electronics' Pyeongtaek Campus, is also about a 25-minute drive away.
Living conditions are also well-supported. Yeomjak Elementary School is about a two-minute walk from the complex, and both Asan Techno Middle School and Asan Chungmu High School are nearby, providing a 12-year walking-distance school district. A central commercial district, a large supermarket, and Jungang Park are also close by, contributing to a strong living infrastructure.
The product offerings are also noteworthy. Most units are oriented southward for better sunlight, with open spaces between buildings and common storage spaces at the entrance of each unit. Additional features include various storage options and wide-format living rooms in some 84-square-meter types. Community facilities inside the complex will be diverse, featuring a fitness center, group exercise room, golf practice range, guesthouse, dog park, water play area, and barbecue facilities.
