Wellness Zone Operated by Josun Hotel & Resort Draws Attention
Applications Open on September 8, All Winners Chosen by Lottery
From September 3 to 6, for four consecutive days, a surge of excited visitors formed long queues to tour the "Mokdong Yoonseul Xi" model home, driven by high expectations for Mokdong’s latest landmark. The opening was especially popular over the weekend as many families came to visit, creating a lively atmosphere.
The keen interest attracted by Mokdong’s central location has translated into positive feedback after people viewed the actual units. Features such as balcony spaces adapted for rest and study, ample storage, a wellness zone operated by Josun Hotel & Resort, and a sky community on the 47th floor—unique additions to Mokdong’s familiar living environment—captured visitors’ attention as potential game-changers in local housing experiences.
"Meticulous Attention to Real-Life Living" ... Praise for the Use of Balcony Spaces
Tours of the model home begin at the first-floor art media hall, where a large panoramic media wall wraps the room with videos depicting “Yoonseul”—twinkling reflections on water. On the second floor, visitors can view the scale model of the complex and community showroom, while the third floor features full-sized mock-ups of actual living units. Around the site models, many visitors could be seen carefully examining brochures and the model itself to check building layout and community composition. Numerous guests followed up with questions or in-depth consultations, indicating a high level of interest.
Three unit layouts were on display: 114㎡B, 115㎡A, and 203㎡AD. The 114㎡B features a unique open-plan living room and five balconies, while the 115㎡A is designed with a pantry, children’s room, and a view-oriented dining space, catering to families of four with school-aged children. The 203㎡AD is a luxurious duplex, with the upper floor housing bedrooms, bathrooms, a terrace, and a spa—clearly separating communal and private relaxation spaces.
One visitor commented, “Among the model homes I’ve seen recently, this felt the most luxurious and meticulously finished. I was especially impressed by the considering of real-life needs in everything from materials to balcony and storage space.”
Josun Hotel Wellness Zone & 47th Floor Sky Community ... A New Residential Experience
Floors B1 through B3 will house the “Concord Club by Josun,” a roughly 3,000-pyeong membership wellness facility managed by Josun Hotel & Resort. Taking advantage of a sunken design for natural light, it will provide a swimming pool, fitness center, golf practice range, sauna, and more. By harnessing the strengths of a professional hotel operator, it offers a residential environment where exercise and relaxation can be enjoyed without leaving the building.
On the 47th floor of Building 102, a sky community called “Club Cloud” will be established. “Sky Vista” will feature a wine reserve and cafeteria, as well as a guesthouse, meeting and workspace, and areas for music and movie appreciation. The lower exterior facade will be decorated in collaboration with kinetic artist Ned Kahn, using breeze- and light-responsive panels to create imagery reminiscent of “Yoonseul.”
Immersive Like an Exhibit ... Singer Sung Si Kyung’s “Audio Docent Tour” Receives Praise
Singer Sung Si Kyung’s narration for the “Audio Docent Tour” also drew the interest of visitors. By scanning QR codes placed at each unit with a smartphone, visitors could listen to Sung Si Kyung guide them through each layout and design feature. The narration highlighted the design intent and practical uses of each space, transforming the experience from mere information delivery into something akin to strolling through an exhibition.
One visitor remarked, "Listening to the detailed explanation in Sung Si Kyung’s calm and familiar voice made it easy to absorb. It also helped me understand how spaces I might have overlooked can be used, which was great. With the crowd, it’s not easy to ask staff for every detail, but the docent feature let me get immediate info about any type I was interested in. After touring from the media hall to the units, it truly felt like visiting an exhibition.”
Seoul’s Sale Prices up 36.6% Year-on-Year ... Demand for Alternative Housing Amid Redevelopment
There was noticeable urgency among buyers to apply early, as sale prices have been rapidly increasing. According to the Korea Housing & Urban Guarantee Corporation (HUG), as of the end of July this year, the average sale price for private apartments in Seoul rose by 36.6% per 3.3㎡ compared to a year ago.
Substitute housing demand arising from Mokdong’s redevelopment is also anticipated. Yangcheon District is conducting a research project to stabilize redevelopment relocation plans. As relocations accelerate, demand for nearby long-term leases is expected to rise among households wishing to maintain their children’s schools and daily routines, which should further expand the support base for new mid-to-large-sized residences in Mokdong.
Another visitor stated, “With prices climbing, I realized I need to seriously look at any complexes hitting the market now. Even when redevelopment relocations happen, I think many families will want to remain in Mokdong for their children’s schools and academies. With family-friendly layouts and community spaces, I expect lease demand to remain strong, so I’m paying close attention to the investment potential as well.”
In light of these market trends, the quality and features showcased by Mokdong Yoonseul Xi are expected to set a new standard for luxury living in the area. The project is likely to meet the needs of high-income households who cannot leave Mokdong due to practical reasons like children’s education but still seek the best residential quality available.
The project also includes benefits to lower the financial burden for buyers. A deferred interest payment plan is being applied for interim payments, and if the interest rate on loans exceeds 2.5% per annum, the developer will cover any interest over that threshold. Key appliances, including a system air conditioner, air purifier, refrigerator, integrated washer-dryer, dishwasher, induction stove, and microwave oven, are all included as standard. Imported kitchen furnishings, Italian porcelain tiles and ceramic panels, engineered stone entrance tiles and bathroom shelves, and a fingerprint recognition door lock are also part of the package.
To further reduce post-occupancy maintenance fees, the developer will retain direct ownership and operation of fitness facilities, and implement a range of high-efficiency, eco-friendly systems.
A project representative noted, “Interest is coming not only from Mokdong, but Seoul more broadly and the greater metropolitan area. Those who have seen the units are highly satisfied. We aim to offer an experience befitting Mokdong’s central location, especially given the anticipation for the Josun Hotel & Resort-managed wellness facilities and the 47th floor sky community.”
Mokdong Yoonseul Xi, constructed by GS E&C, is being built on the site of the former KT Mokdong office. The project consists of three buildings (from six basement levels to a maximum of 48 aboveground floors) and offers a total of 651 units ranging from 114㎡ to 203㎡ in exclusive area.
Applications will take place on September 8 via Korea Real Estate Board’s “Cheongyak Home.” Anyone over age 19 can apply regardless of subscription savings account, home ownership, or residency, and winners will be chosen entirely by lottery. Results will be announced on September 11; contracts will be signed on September 13 and 14.
