This year, end-user homebuyers seeking to purchase a home are turning their attention to residential areas in the eastern region of Gyeonggi Province as a new alternative. These areas offer reasonable sale prices and excellent accessibility to Seoul, allowing buyers to avoid the sharp surge in housing prices in Seoul and adjacent areas such as Hanam and Namyangju.
In fact, a recent trend in the Greater Seoul housing market shows a noticeable migration of demand from Seoul to Gyeonggi Province. According to Statistics Korea’s “2023–2025 Domestic Migration Statistics,” approximately 1.4 million people have moved out of Seoul over the past three years. Of this number, about 850,000 have relocated to Gyeonggi Province, accounting for over 60% of the total. In other words, 6 out of 10 people leaving Seoul chose to settle in Gyeonggi Province.
As a result, key areas in eastern Gyeonggi Province adjacent to Seoul, such as Hanam City and Dasan New Town, have also seen a rise in housing prices. According to KB Real Estate as of August 21, the average sale price in Hanam City exceeded 1.17943 billion won, surpassing the 1 billion won mark. The average sale price in Topyeong-dong, Guri City, a neighboring area, was 916.66 million won, nearly reaching 1 billion won. Actual transaction prices are even higher. In August, an 84-square-meter unit at Misa Gangbyeon Prugio in Hanam was reported at a new high of 1.59 billion won.
Amid these circumstances, recent end-user buyers are turning their attention to the station areas of eastern Gyeonggi Province, which maintain reasonable price ranges while sharing living zones with Hanam and Namyangju. A prime example is the Yangseo-myeon area in Yangpyeong County, centered around Yangsu Station on the Gyeongui-Jungang Line.
Yangseo-myeon offers excellent commute times: by express train, it takes just over 30 minutes to Wangsimni Station in Seoul, about 27 minutes to Sangbong Station, and approximately 50 minutes to the Gangnam area. When transferring to Line 8 at Guri Station, Jamsil Station can be reached in about 40 minutes. Furthermore, via Gyeonggang-ro and the first and second ring expressways of the Seoul metropolitan area, it takes around 15 minutes to Hanam, 30 minutes to Songpa, and 40 minutes to Gangnam, all according to Naver Map. Despite these advantages, market prices remain less than half those of Hanam, giving the area a reputation for excellent value for money.
Interest is increasing among buyers in these regions, as they offer not only a relaxing respite away from complex urban areas but also easy access to convenient city amenities.
Against this backdrop, Ssyangyong The Platinum Hangang is drawing attention as it prepares for sale in October. The complex will be located at 212-3 Yongdam-ri, Yangseo-myeon, Yangpyeong County, Gyeonggi Province, and comprises six buildings with a total of 333 units, ranging from two basement floors to up to nineteen stories above ground. The available unit sizes—74m², 84m², 123m², and 146m²P—are medium and large formats that are highly preferred by end-users. Among these, the 146m²P is a rare penthouse offering. Regarding educational environment, Yangsu Elementary School and Yangsu Middle School are located in front of the complex, while the prestigious Yangseo High School (which requires all students to live in dormitories) is nearby. In particular, Yangseo High School is especially attractive to parents, as it allows students to be considered for the special rural admissions track if they meet certain university entrance requirements.
The residential environment is also remarkable. Yangseo-myeon, where the complex is located, is surrounded by waterfront areas where the Namhan River and Bukhan River meet and is subject to strict environmental and land regulations as a water source protection zone, ensuring exceptional natural surroundings.
