SH to Recruit Tenants for 1,381 Long-Term Jeonse Housing Units Including Gangnam Cheongdam Le Ell and The H Bangbae

Seoul Housing and Communities Corporation (SH) announced on August 31 that it is recruiting tenants and reserve tenants for the 51st round of long-term jeonse housing, totaling 1,381 units.

View original imageSeoul's "Long-Term Jeonse Housing 1," which was first introduced in 2007 by then-Mayor Oh Se-hoon, is a flagship public housing brand allowing residents to live in their homes for up to 20 years. The tenant application announcement will be posted on the SH website at 4:00 p.m. on this day.
This recruitment includes a total of 1,381 units: 291 units in 9 newly supplied complexes and 1,090 units in 70 resupplied complexes (districts). All of the new supply comes from houses purchased by Seoul Metropolitan Government, distributed as follows: 24 units of Raemian Leventus (45·58m²) in Gangnam District, 57 units of Cheongdam Le Ell (59m²) in Gangnam District, 9 units of Doosan We've the Prestige (45·59m²) in Guro District, 2 units at Imun 3 Complex Public Office (43m²) in Dongdaemun District, 133 units at The H Bangbae (59m²) in Seocho District, 20 units at Otierre Banpo (44·59m²) in Seocho District, 9 units at Seongdong Xi Riverview (59m²) in Seongdong District, 36 units at Yeongdeungpo Xi Dignity (59m²) in Yeongdeungpo District, and 1 unit at Urban Heim 102 (45m²) in Jungnang District. This makes a total of 291 units in 9 new complexes.
The resupplied units include 705 units constructed by SH in Saegok and Magok districts, 312 purchased units such as Daechi The H Edelweiss and Maple Xi, and 73 units of Seoul REITs No. 3, totaling 1,090 units, including reserve tenants.
Eligible applicants must, as of the date of the announcement, be adult, non-homeowner household members residing in Seoul. Applicants must meet the income criteria by unit size (less than or equal to 105% or 150% of the urban worker's monthly average income; for dual-income households, less than or equal to 140% or 200%), have total assets of KRW 662 million or less, and own a vehicle valued at KRW 45.42 million or less. The income and asset thresholds can be relaxed by up to 20 percentage points based on the number of children born.
For units of 85m² or less, application rank is determined by factors such as income conditions by unit size, place of residence, and the number of subscriptions to the housing subscription savings account. For units larger than 85m², the ranking is based on the deposit amount and subscription period of the housing subscription savings account. Those applying for "housing for the vulnerable" within the general supply must meet the above requirements, as well as additional criteria such as being a senior citizen or a person with disabilities.
Priority supply is available for seniors, persons with disabilities, households supporting elderly parents, households with two or more children, and national merit recipients. Applicants who fail to be selected for the priority supply will automatically be considered for general supply in the same complex and unit size.
Applications can be submitted online or in-person. The application periods are as follows: First priority - September 14 to 15, second priority - September 16, third and fourth priority - September 17. If the number of applications exceeds 300% of the units offered (or 500% for three or fewer units, 400% for five or fewer units), applications from lower-priority groups will not be accepted.
The documents screening results and final selection of successful applicants will be announced on October 14, 2026, and March 5, 2027, respectively. Move-in for resupplied complexes is scheduled for after April 2027, while for newly supplied complexes, the move-in date may vary by the completion schedule.

SH stated, "Long-Term Jeonse Housing 1 is a form of public housing that is not convertible to sale and is provided at less than 80% of surrounding market rates to ensure stable housing for non-homeowner residents of Seoul." The corporation added, "Please pay attention to any rumors inconsistent with these facts to avoid potential losses."
