Next-Generation Growth Axis Following Pyeongtaek and Dongtan
Prime Location at the Heart of the K-Semiconductor Industrial Belt
Easy Construction Co., Ltd. will unveil 'Asan Techno Valley the1 Phase 7' on August 29, 2026 (Saturday) at the Ab4BL area in Dunpo-myeon, Asan-si, Chungnam.
The complex will comprise 10 buildings, each 2 floors underground and up to 25 floors above ground, with a total of 622 units of exclusive areas 77 or 84 square meters. The construction will be carried out by Line Industry Co., Ltd. As a price-capped complex located on public land, it boasts a prime location at the core of the K-Semiconductor Industrial Belt, connecting Samsung Electronics’ Pyeongtaek Campus and Samsung Display’s Asan and Cheonan Campuses, drawing considerable attention from actual homebuyers.
The unit types are as follows: 184 units of 77 square meters, 100 units of 84 square meters (Type A), and 338 units of 84 square meters (Type B). Notably, about 70 percent of the units—438 in total—are the 84 square meter “national standard size,” which is expected to meet the demand of local upgraders looking for this size, given that most previous supply in the Asan Techno Valley area has been smaller units.
A major advantage is the immediate access to the robust lifestyle infrastructure of a fully developed large-scale brand town. In the Asan Techno Valley area, nine the1 brand apartment complexes with more than 5,000 households have already been completed and occupied, forming an established residential belt. Accordingly, commercial facilities, schools, neighborhood parks, and administrative facilities are systematically in place, allowing residents to enjoy a high-quality living environment immediately upon moving in, unlike many new residential sites.
The strong proximity to workplaces is also a noteworthy feature. Dunpo-myeon in Asan, where the complex is being built, is a border area adjacent to Pyeongtaek-si in Gyeonggi Province and serves as a key hub in the K-Semiconductor Mega-Belt linking Samsung Electronics’ Pyeongtaek Campus (Godeok New Town) and Samsung Display’s Asan and Cheonan Campuses. With the Asan Techno Valley General Industrial Complex employing more than 10,000 people as a base of demand, and with the designation of Asan Dunpo District as a Free Economic Zone focusing on AI and semiconductors under consideration, expectations for future value and self-sufficiency are high.
Excellent educational conditions also stand out. Within a two-minute walk from the complex is Yeomjak Elementary School, and the school district includes Asan Techno Middle School and Asan Chungmu High School, providing a full continuum of 12-year pedestrian-accessible education. Especially noteworthy is that Dunpo-myeon, where the complex is located, qualifies for the special college admission program for rural areas, offering parents an advantageous position in the competitive college entrance process, provided certain conditions are met.
The complex enjoys access to transportation networks serving both Chungnam and Gyeonggi Provinces. Pyeongtaek Jije Station, served by SRT, and Cheonan Asan Station, with KTX and SRT transfers, are each about a 25-minute drive away. National Road 34, Buk Cheonan IC, and Pyeongtaek Godeok IC are also nearby, facilitating wide-area travel. The general industrial complex at Godeok Internationalization Planning District, where Samsung Electronics Pyeongtaek Campus is located, is also within a 25-minute drive. Asan is also a region where the extension of the GTX-C line is underway. Additionally, various lifestyle infrastructures such as the central business district, large supermarkets, and Central Park are close to the complex.
The features of the units are also noteworthy: all apartments are mostly south-facing for optimal sunlight, with secure building-to-building spacing, and a common storage space is provided at each entrance. In addition, various storage spaces are designed, and some types of the 84-square-meter units will feature wide, extended living rooms. Community facilities inside the complex will include a fitness center, G.X. room, golf practice range, guest house, dog park, water park, and barbecue area, among others.
Various events are prepared for potential visitors. On August 29 (Saturday) and August 30 (Sunday), prize draws for various home appliances and other items will be held for show house visitors.
A sales official stated, “Not only is there anticipation for the formation of a brand town with more than 8,000 households, but also strong interest is expected due to application of the proven 'the1' brand in the Asan region.” He added, “As the location offers advantages for securing core future values, including large-scale industrial investment planned in Asan, inquiries continue to pour in.”
Given the current market situation where quality jobs directly translate into strong housing demand, the locational value of this new complex in the heart of a major industrial belt is expected to become even more pronounced.
