Lotte Construction announced on August 21 that it will begin accepting residents for ‘Sangdong Station Lotte Castle Signature’, which will be supplied in the Sangdong area of Wonmi-gu, Bucheon-si, Gyeonggi Province, starting with the special allocation event on August 24. All of the medium-to-large units with exclusive areas over 85 square meters in the general allocation will be selected by lottery. Even those with low subscription scores or those who already own a home can try for a chance to win.

View original imageThe subscription schedule is as follows: special allocation on August 24, first-round on August 25, and second-round on August 26. The winners will be announced on September 1. Contract signing will be held over four days, from September 14 to 17.
Those eligible to apply must be at least 19 years old and reside in Seoul, Gyeonggi, or Incheon as of August 14, the date of the resident recruitment announcement. In the case of competition within the same priority, residents of Bucheon-si will be given priority.
For first-round general allocation, the subscription account must have been held for more than 12 months. The appropriate deposit for the applicant’s area and unit size must also be met. Those who already own a home can also apply for the general allocation, and there are no restrictions on repeat wins.
The winner selection methods vary by unit size. For units with exclusive areas of 113, 121 square meters, and the penthouse, 100 percent of general allocation units are assigned by lottery. For the 84 square meter units, 40 percent are assigned based on subscription scores and 60 percent by lottery.
The down payment is set at 5 percent of the sales price. At the time of the first contract, 10 million won is paid, with the remaining down payment to be made by the designated date. There are no charges for balcony extensions.
The transfer restriction period is one year from the winner announcement date. The first scheduled interim payment is in October 2027. If the schedule proceeds as planned, the pre-sale rights can be sold before making the interim payment. However, at the time of actual transaction, buyers should reconfirm the end date of the transfer restriction and the contract conditions.
Move-in is scheduled for March 2032, which means approximately 5 years and 7 months from subscription application to move-in. While this provides plenty of time to sell an existing home or prepare the necessary funds, buyers should also consider the construction period and potential market risks.
The complex will consist of eight underground levels and 49 above-ground floors, in seven buildings, totaling 1,859 units. By exclusive area, there are 1,370 units of 84 square meters, 308 units of 113 square meters, 178 units of 121 square meters, and one penthouse each for the 153, 187, and 192 square meter types.
Sangdong Station (Exit 1) on Subway Line 7 is nearby. Both Sangil Elementary and Sangil Middle School are within walking distance. Hyundai Department Store Jungdong Branch, NewCore Outlet, Bucheon Terminal Sopung, and Soonchunhyang University Bucheon Hospital are also located nearby.
The Gyeonggi Metropolitan Express Railway (GTX) Line B is being pushed forward for Bucheon Sports Complex Station, targeted to open in 2031. GTX-D, however, is still in the planning stage, so applications should not be based on assumptions about its opening schedule or route confirmation.
Within the complex, residents will have access to amenities such as an indoor swimming pool, indoor golf club, screen golf, sauna, and guest rooms. The study cafe “Green Lamp Library,” managed by education company Atostudy, will also be available. Some unit types will feature three-sided balconies, pantries, alpha-rooms, and walk-in closets.
The model home has been set up in the Sangdong area of Wonmi-gu, Bucheon-si.
