Recently, prices for new apartment sales have hit record highs yet again, continuing to climb sharply.
According to Real House, a company specializing in pre-sale evaluation, an analysis of Cheongyak Home data showed that as of June, the average sales price per square meter for private-sector apartments nationwide reached 857,000 won, up 9.46% from the same month last year, marking an all-time high.
As material costs and labor costs continue to rise, leading to sustained increases in pre-sale prices, there is a rapidly growing perception among real demand buyers in their 30s and 40s, who have relatively less financial clout, that "there is no need to stretch themselves to move into larger homes."
In the past, demand for real estate was heavily influenced by the so-called "the bigger, the better" trend, making large units popular. However, as the trend shifts to one- and two-person households and interest rate hikes are under discussion, the atmosphere has changed. Even the so-called "national standard size" of 84 square meters has become burdensome as sales prices rise, leading more buyers to consider more practical, medium and small-sized units, such as 59 square meters, where they can reduce their overall financial burden despite a slightly smaller size.
Indeed, in the recent pre-sale market, it has become common to see an overwhelming number of subscription accounts flocking to complexes focused on small and medium units that allow for homeownership at a reasonable cost. For example, last month, "The Sharp Geomdan Lake Park," a complex composed exclusively of small and medium-sized units with 59 and 84 square meters of exclusive area, attracted 9,189 applications for 1,307 units (excluding special supply), resulting in an average competition rate of 6.91 to 1. The highest competition rate was recorded in Block 22 for the 59-square-meter Type A unit, at 15.4 to 1, more than double the average rate.
This high level of interest in small and medium units is partly because construction companies’ specialized design technologies—such as balcony extensions and four-bay plate layouts—have become standardized, allowing these units to offer a sense of spaciousness comparable to that of larger units, which helps reduce consumer resistance.
In the end, demand is focused on practical complexes that maximize residential quality within a limited budget.
Amid this trend, POSCO E&C is currently selling a complex in which all units are medium or small-sized, drawing significant interest from homebuyers.
