As apartment pre-sale prices in Gyeonggi Province continue to rise, the financial burden on actual homebuyers in the Seoul metropolitan area is increasing. With expectations emerging that pre-sale prices could rise even further due to higher construction costs, potential buyers are now actively comparing the locations and supply conditions of new apartment complexes ahead of their upcoming launches.
According to Real Estate R114, the average pre-sale price per 3.3 square meters in Gyeonggi Province was 15.74 million won as of 2022. This year (from January to July), it has climbed to 21.4 million won, an increase of approximately 5.66 million won, or 36%. When converted to the standard exclusive size of 84 square meters, this means the price has risen by about 192.44 million won compared to two years ago, from 535.16 million won in 2022 to 727.6 million won this year.
By region, the pre-sale price per 3.3 square meters in Guri City jumped 64.4%, from 24.28 million won to 39.91 million won during the same period. Osan City saw an increase of 62.5%, Seongnam City 41.7%, Bucheon City 37.4%, and Suwon City 36%, in that order. In the case of Guri City, the average pre-sale price per 3.3 square meters rose from 28.68 million won a year ago to 39.91 million won, or 39.2%. For the exclusive 84 square meter type, this represents a jump from 975.12 million won to 1.35694 billion won, a rise of 381.82 million won.
Increasing construction costs have been cited as a major driver of the rise in pre-sale prices. According to the Korea Institute of Civil Engineering and Building Technology, the construction cost index in May stood at 137.80, up 5.17% from the same month last year. The year-on-year increase has expanded from 1.90% in January to 5.17% in May.
As the burden of pre-sale prices grows, more homebuyers are considering factors beyond just price, such as transportation options, access to daily life infrastructure, and future value. In particular, there has been a rising concentration of demand for apartment complexes located at major subway stations with easy access to Seoul, as well as large-scale branded apartment projects. As a result, location competitiveness has become a key issue in the newly launched pre-sale market.
In this context, a consortium between Doosan Engineering & Construction and Ssangyong Engineering & Construction officially launched its sales for "Doosan We've the Zenith Bucheon" on August 14, opening a model home in Sosabon-dong, Sosa-gu, Bucheon City, Gyeonggi Province. The project consists of seven buildings rising up to 49 stories and will offer a total of 2,008 units, including 1,728 apartments and 280 officetel units.
Of these, 1,419 units will be available for general sale, including 1,158 apartments (with exclusive areas of 59, 74, and 84 square meters) and 261 officetel units (with exclusive areas of 39 and 45 square meters). For apartment buyers, the subscription schedule is as follows: special supply on August 19, first priority applicants on August 20, and second priority applicants on August 21.
