With a series of new railway line plans announced that would end in Siksadong, Ilsandong-gu, Goyang City, Gyeonggi Province, expectations for improved accessibility to Seoul are greatly energizing the local real estate market.
According to Goyang Special City, the city is pushing to extend the Goyang-Eunpyeong Line, which connects Saejeol Station on Seoul Metro Line 6 to Goyang City Hall, by approximately 2.04 km to reach Siksadong, Ilsandong-gu. The project is to add the Siksadong section to the main line, which is being planned as an approximately 15 km route with eight stations. The total project cost is approximately 236.1 billion won. The city has requested that the project be included in the 5th Metropolitan Area Integrated Transportation Implementation Plan submitted to the government. Previously, last year, the project was also proposed as a new addition to the 5th National Rail Network Construction Plan.
In addition, according to data from the Ministry of Land, Infrastructure and Transport and Goyang Special City, the "2nd Gyeonggi-do Urban Rail Network Construction Plan," which received final approval and public notice in December of last year, included two tram lines: the Gajwa-Siksa Line (13.37 km) and the Daegok-Goyang City Hall-Siksa Line (6.25 km). The Gajwa-Siksa Line will connect the Siksa District to Kintex, Ilsan Technovalley, and Gajwa District, while the Daegok-Goyang City Hall-Siksa Line will link Goyang City Hall to Daegok Station. Both lines end in Siksadong.
The background behind the succession of railway plans for Siksadong is robust demand in the area. According to Goyang City, the Siksadong and Pungdong areas form a residential district of around 100,000 people. With continued development of Siksa 2 District and Pungdong 2 District, this base demand is expected to become even stronger in the future.
A real estate expert explained, "The Siksa District is a well-established residential area with excellent school districts and living infrastructure. If a railway network is added, residential preference could rise another level," adding, "With two tram lines reflected in the plan and the additional push for a subway extension, there is rapidly growing interest from actual homebuyers."
With outstanding living infrastructure already in place and the prospect of major transportation upgrades, Siksadong is regarded as an attractive residential alternative even amid uncertain market conditions.
Amid this, "Siksa Prugio Parkcent," a new residential development in the Siksa District of Goyang, is drawing attention from potential buyers. It's a newly built, branded complex being established in a living area where several new railway projects are focused.
"Siksa Prugio Parkcent," constructed by Daewoo E&C, will be located at 1126 Siksadong, Ilsandong-gu, Goyang City, Gyeonggi Province. The project will consist of four buildings, ranging from two basement levels to 36 above-ground floors, offering a total of 458 units with exclusive areas from 74 to 84 square meters. The location value is drawing attention along with the product itself.
The residential complex is considered a key beneficiary of the newly planned lines, as both the extended Goyang-Eunpyeong Line and the two tram lines in the plan will terminate at Siksadong. In particular, as the Goyang-Eunpyeong Line connects with Saejeol Station on Line 6, if the extension is included in the national plan, Seoul city center accessibility is expected to improve significantly. In addition, bus stops right in front of the complex offer convenient access to Baekma Station and Pungsan Station, facilitating connections to Daegok Station—which is served by four different lines including Subway Line 3, the Gyeongui–Jungang Line, the Seohae Line, and GTX-A.
