622 Units of 'Asan Technovalley the1 Phase 7' Supplied... Brand Town of 8,000 Units Completed
10 Buildings, 2 Basement to 25 Floors Above Ground
622 Units with 77 and 84 m² Exclusive Floor Areas
Next-Generation Growth Axis Following Pyeongtaek and Dongtan
Prime Location in the Heart of the K-Semiconductor Industry Belt
EASY Construction Co., Ltd. will supply a total of 622 units for "Asan Technovalley the1 Phase 7 (Complex 10)" at the Ab4BL site (Seokgok-ri area) in Dunpo-myeon, Asan-si, Chungcheongnam-do, with construction by Line Industry Co., Ltd. This complex will be made up of 10 buildings, ranging from two basement levels to a maximum of 25 above-ground floors, with exclusive floor areas of 77㎡ and 84㎡.
As a project subject to the pre-sale price cap on public housing sites, keen interest from actual buyers is expected, given its prime location at the heart of the K-Semiconductor industry belt that connects Samsung Electronics' Pyeongtaek Campus and the Samsung Display Asan and Cheonan campuses.
The breakdown of supply by unit size is as follows: 184 units of exclusive 77㎡, 100 units of 84㎡ Type A, and 338 units of 84㎡ Type B. Among these, 348 units will be allocated for special supply, while 274 units will be for general supply. Notably, about 438 units, or around 70% of the total, will be the 84㎡ national standard size, which is expected to absorb local demand for upsizing, as the Asan Technovalley area has so far focused mainly on smaller and mid-sized units.
The key strength of the location is the K-Semiconductor Mega Belt. Dunpo-myeon in Asan, where the complex is located, borders Pyeongtaek-si, Gyeonggi-do, and sits at the central axis connecting Samsung Electronics' Pyeongtaek Campus (Godeok New Town) and Samsung Display's Asan and Cheonan campuses. The area is supported by the Asan Technovalley General Industrial Complex, which employs approximately 10,000 people, providing high demand from those seeking proximity between work and home. In addition, efforts are underway to designate the Asan Dunpo District as a Chungnam Free Economic Zone, with a focus on AI and semiconductors, heightening expectations for increased self-sufficiency in the area.
There is also anticipation for large-scale brand town premiums. Sequentially developed as a single brand apartment complex starting with the1 Phase 1, Asan Technovalley will reach a scale of a mini new town with over 8,000 units upon the completion of the 8th supply following this Phase 7 (Complex 10).
Outstanding educational conditions are another highlight. The complex boasts a twelve-year full walking-school district, with Yeomjak Elementary School a two-minute walk away, along with Asan Techno Middle School and Asan Chungmu High School. Particularly, Dunpo-myeon qualifies for special rural admissions for university entrance, and meeting certain criteria can greatly benefit students in the admissions process, providing a substantial advantage for households with children.
Transport accessibility is also a strong point. Residents have convenient access to KTX·SRT Cheonan-Asan Station, SRT Pyeongtaek-Jije Station, and Gyeongbu Line Pyeongtaek Station. National Routes 34 and 45, as well as Buk-Cheonan IC, make travel to the entire Seoul metropolitan area easy. Everyday infrastructure, such as central commercial areas, large supermarkets, and a central park, are also close by.
The product features are differentiated as well. All units are primarily south-facing, and open views between buildings are ensured to enhance sunlight and a sense of openness. The complex introduces the1’s signature "wide-type extra-large living room," with some 84㎡ types featuring a living room width of up to 6.0 meters. Each unit on every floor will be equipped with a storage "alpha space," ideal for keeping seasonal items conveniently.
A variety of community facilities will also be provided. These include a guest house for visitors, a dog park where residents can walk their pets, a water playground where children can play safely and enjoyably, and dedicated barbecue areas.
With both a robust K-Semiconductor belt as a future growth engine and a large-scale brand town coming together, the project is expected to attract not only local end-users but also investors targeting long-term asset appreciation.
A sales representative stated, "Asan Technovalley the1 Phase 7 (Complex 10) is a core development within a brand town located in the area expected to benefit from the expansion of the K-Semiconductor belt. The price cap regulation ensures competitiveness, and the combination of prime educational environment and focus on standard-sized national units is likely to draw strong interest from actual buyers."
