Neighborhood Convenience Facilities Backed by Solid Demand from 2,180-Unit Large-Scale Branded Complex
Ideal for Lifestyle-Focused Businesses... Prime Location Enjoying Both Indeokwon and Pyeongchon Living Areas
'Indeokwon Perseviel,' a residential complex with a total of 2,180 units currently in the process of occupancy, is about to hold a public competitive bidding process for its neighborhood convenience facilities, based on its solid fixed demand. As the formation of a stable commercial district is possible, investor interest is expected to be high.
According to the Naeson-La District Housing Redevelopment Maintenance Project Cooperative, this public bidding will target 9 neighborhood convenience facility units within the Indeokwon Perseviel complex. The bidding announcement is on July 31, and applications will be accepted in person at the cooperative's office from August 3 to August 7, between 10:00 a.m. and 4:00 p.m. The bid opening will take place after 4:00 p.m. on August 7, and contracts are scheduled to be concluded from August 10 to August 14.
Indeokwon Perseviel is a large-scale branded residential complex located at 661 Naeson-dong, Uiwang-si, Gyeonggi-do. The project consists of 14 buildings, each ranging from four basement levels to 34 stories above ground, comprising a total of 2,180 units. The construction was jointly undertaken by Daewoo Engineering & Construction, GS E&C, and Lotte E&C.
In the commercial real estate market, there is a growing preference for on-complex retail spaces that promise stable returns based on a solid fixed customer base.
The most significant strength of these neighborhood convenience facilities is the stable demand provided by the 2,180 households. Unlike general commercial premises, the business district here is centered around daily spending by residents, which reduces reliance on external foot traffic and enables lifestyle-focused businesses to establish a stable operating foundation.
In fact, suitable businesses for commercial spaces within the complex include nail salons, laundromats, pet grooming shops, tutoring institutes, and unmanned stores—businesses closely related to residents' daily lives. The commercial units are located beneath buildings 103 through 105, naturally connecting with residents’ primary circulation routes.
Living infrastructure is also excellent. Residents can enjoy access to both Pyeongchon New Town and the Indeokwon area, and major lifestyle convenience facilities such as Lotte Department Store, Lotte Mart, NewCore Outlet, the Agricultural and Marine Product Market, and Hallym University Sacred Heart Hospital are easily accessible. In addition to Naeson Elementary School, Naedong Elementary School, and Baegun Middle and High Schools, proximity to the Pyeongchon private education district ensures a strong demand for family-oriented housing.
Transportation options are considered another strength. Residents have access to Indeokwon Station on Subway Line 4, and future improvements such as the GTX-C Line, the Wolgot-Pangyo Line, and the Dongtan-Indeokwon Line are underway, further raising expectations for future accessibility and business district expansion.
