These complexes are becoming central to the market, not only due to their exceptional symbolic value but also by driving up housing prices.
According to data from Real Estate R114, ‘Hillstate Xi Gyeyang,’ the largest apartment complex in Gyeyang-gu, Incheon (scheduled for occupancy in August 2024, with 2,371 households), recorded an average selling price of 22.84 million won per 3.3 square meters as of June 2026. This figure is nearly double the district’s average (12.04 million won) during the same period, solidifying its reputation as the top residential complex in the area. In fact, actual transaction data from the Ministry of Land, Infrastructure and Transport show that a unit with an exclusive area of 84 square meters in the complex was sold for 860 million won in April 2026, setting a new record price.
Industry experts point to high recognition and landmark value as the main reasons why complexes with distinctions such as the tallest height or the largest scale are outperforming. Since these complexes represent their regions symbolically, positive word-of-mouth spreads easily. In addition, they set themselves apart from neighboring projects and often become the most prominent residential complexes in their respective areas.
Especially as these developments fundamentally alter city skylines and form new emerging residential towns, the most prominent complexes by scale serve as key drivers for setting price trends in the surrounding area.
Against this backdrop, there is strong interest among buyers in ‘City O Ciel Ocean Park View Complex 9,’ scheduled for launch in August. Developed jointly by IPARK Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C, this complex will be built in City O Ciel, Yonghyeon·Hakik District 1 Block Urban Development Project Zone 3BL in Incheon and will comprise nine buildings with two basement levels and 49 above-ground floors, totaling 1,949 units ranging from 59 to 136 square meters of exclusive area. Even within City O Ciel, which is planned to host more than 13,000 units, this complex stands out as the tallest and largest, further highlighting its symbolic significance.
A comfortable living environment and excellent views are major strengths. In front of the complex, a Grand Park similar in size to Songdo Central Park—covering about 330,000 square meters—is planned, while abundant nearby green spaces like Namhang Neighborhood Park and Munhaksan Mountain will allow residents to fully enjoy a pleasant residential setting. Certain units will offer panoramic views of the upcoming Grand Park and the West Sea, ensuring a remarkable sense of openness.
The educational environment is also excellent. Yonghyeon-Hakik Elementary School 2 (scheduled to open in September 2028) is within walking distance, and right next to the complex, there will be Yonghyeon-Hakik Middle School (scheduled for March 2029) and a planned high school, enabling students from elementary to high school to walk to school. Because of this combination of an excellent natural setting and educational infrastructure, particularly high demand is expected from parents in their 30s and 40s with school-aged children.
Future value is also anticipated. Hakik Station on the Suin–Bundang Line, located near the complex, is set for completion by 2028. The ‘Star O Ciel Avenue II’ commercial facility in City O Ciel Complex 4 will be established as the only street-type commercial area connecting the planned Hakik Station of the Suin–Bundang Line and the Incheon Museum Park (scheduled for completion in 2028), occupying a prime location. As a stay-type complex for shopping, dining, leisure, and culture all in one place, it is expected to serve as the main commercial hub for the area.
Various plots that will complete the city’s self-sufficiency are also being supplied through competitive bidding for each parcel. The supply targets include 11 commercial land plots, 8 creative innovation land plots, 5 quasi-residential land plots, 5 neighborhood living land plots, 80 single-family residential land plots, and 3 parking lot land plots. Certain plots for commercial, creative innovation, and neighborhood living uses can be used immediately after contracting, while the others can be used either immediately or starting from December 2027 to December 2028, depending on parcel and conditions.
