As the government and major corporations such as Samsung have recently begun to formalize large-scale investment plans to foster advanced industries in the Chungcheong region, 'Baebang Fill House River City', which is being supplied in the Asan Baebang Wolcheon District—sharing the Cheonan-Asan industrial belt and lifestyle sphere—has emerged as a key residential area, drawing strong interest from genuine homebuyers.
On July 2, the 'Chungcheong Region Advanced Industry Development Vision National Briefing' was held in Asan, Chungcheongnam-do, attended by President Lee Jaemyung and the heads of major conglomerates. The Ministry of Trade, Industry and Energy announced that Samsung, SK hynix, Celltrion, and other leading companies will invest approximately 392 trillion won in the Chungcheong region, focusing on semiconductors, displays, secondary batteries and components, and biotechnology. The government also plans to support these large-scale investments by implementing strategies to nurture next-generation advanced industries in the Chungcheong region.
Among these, Samsung's investment plans in Cheonan and Asan are drawing significant attention in the local housing market. Samsung intends to invest a total of 140 trillion won in the Chungcheong region, focusing on AI semiconductors, robotics, batteries, and IT components and materials. In the Cheonan and Asan Onyang area, Samsung Electronics is expected to invest 56 trillion won to build an advanced HBM fab, while in Asan, Samsung Display will invest 67 trillion won to establish production bases for foldable and other next-generation smartphone displays, as well as ultra-high-resolution microdisplays.
Even combined, the Cheonan-Onyang HBM fab and Asan display production base—where investment amounts have been specified—total 123 trillion won. HBM is considered a core component for the expanding demand in AI servers and high-performance computing, while microdisplays are recognized as next-generation components in line with the growth of XR devices such as AR, VR, and MR. Large-scale facility investments typically drive demand from production, research, and partner companies, which is interpreted as a factor strengthening the residential demand base in the Cheonan-Asan living area.
With the expected influx of high-income professionals, the Cheonan-Asan area has a high potential to grow into a hub city with its own economic independence, making it an attractive entry point for end-users seeking asset value stability.
The upward trend in pre-sale prices is also increasing interest in new complexes in the Baebang Wolcheon District. According to private apartment pre-sale price trends published by the Housing and Urban Guarantee Corporation (HUG), as of the end of May 2026, the nationwide average pre-sale price for private apartments was 6,475,000 won per square meter over the past year. When converted to 3.3 square meters, this amounts to approximately 21,405,000 won, representing a 4.00% increase compared to the previous month. As construction and financing costs continue to be reflected in pre-sale prices, more buyers are becoming concerned about the cost burden of newly supplied complexes in the future.

Specifically, there will be 263 units of 84㎡A, 411 units of 84㎡B, 347 units of 84㎡C, and 62 units of 104㎡. Move-in is scheduled for February 2027.

It is also noteworthy that the Fill House brand has consistently supplied units in the Baebang area. According to sales materials, with the addition of 'Baebang Fill House River City' to Hansung Fill House Phases 1 to 6 and Fill House Terrace In Foret, the total number of Fill House brand units in the Baebang district will expand to 3,558.
