24,848 Units to Be Supplied in the Gyeonggi Region
This month, a total of 37,647 units across 56 apartment complexes nationwide will be offered for sale. Among these, as public housing projects and large-scale complexes are being supplied in areas such as Seongnam and Goyang, it is expected that around 20,000 units will be concentrated in the Gyeonggi region.
According to Real Estate R114 on July 4, a total of 24,848 units across 33 complexes will be put up for sale in the Seoul metropolitan area this month.

View original imageOf these, 21,070 units will be supplied in the Gyeonggi region. This includes 7,112 public housing units in Seongnam, Goyang, Siheung, and other cities. Large-scale apartment complexes such as 'Hangang Prugio Riverfront' in Gochon-eup, Gimpo (2,432 units), 'Sangdong Station Lotte Castle' in Sangdong, Bucheon (1,859 units), and 'Uiwang Station SK View' in Samdong, Uiwang (1,857 units) are set to open for subscription. In Incheon, only one complex, 'City OCL 9th Complex' in Hakik-dong, Michuhol-gu (2,013 units), is scheduled to be supplied.
In Seoul, sales are expected to focus primarily on redevelopment projects, including 'Summit Clavion' in Singil-dong, Yeongdeungpo-gu, 'Wolgye Joongheung S-Class Riviere' in Wolgye-dong, Nowon-gu, and 'Jungwhayeok Raon Private Centro' in Junggye-dong, Jungnang-gu. Summit Clavion is a complex rebuilt from Singil District 10, consisting of up to 29 floors and 812 units. Of these, 176 units will be available for general sale. The complex is adjacent to Sinpung Station on Subway Line 7 and is within walking distance of Daegil Elementary School, Daeyoung Elementary, Middle, and High Schools, and Youngshin High School, providing strong educational infrastructure.
In regions outside the metropolitan area, sales will begin for a total of 12,799 units across 23 locations. Supply will be highest in the following order: Gyeongnam (6,306 units), Busan (1,859 units), Chungnam (1,330 units), Gangwon (938 units), and Daegu (746 units). Major complexes include 'Changwon Hanshin The Hue Mega Centum' in Changwon, Gyeongnam (2,106 units), 'Chungnam Naepo New Town Daebang Elium' in Sapgyo-eup, Yesan-gun, Chungnam (882 units), and 'Chuncheon Riverview I-Park' in Dong-myeon, Chuncheon, Gangwon (262 units).
Meanwhile, since July 1, Guri and Hwaseong in Gyeonggi Province as well as Giheung-gu in Yongin have been designated as regulated areas, resulting in stricter requirements for subscription. In non-regulated areas, residents of the Seoul metropolitan area can qualify for first-priority subscription status after holding a subscription savings account for one year. However, in speculative overheated districts and areas subject to adjustment, applicants must meet conditions such as not being part of a household that has won a subscription in the past five years, or holding a subscription savings account for more than two years. For mortgage loans, the lending limit for homes valued up to 1.5 billion won is capped at 600 million won.

An official from Real Estate R114 stated, "With these three regions now designated as regulated areas, stricter rules will apply not only to financial and lending practices and taxation, but also to housing subscription. For privately built housing, the proportion of the scoring system applied by floor area will increase, and restrictions on repeat subscription will also be implemented. Therefore, it is important to check for changes in subscription requirements."
