The 'All New Champions City' project, which will transform the 298,000-square-meter former Jeonbang·Ilshin Textile site in Im-dong, Buk-gu, Gwangju Jeonnam Integrated Special City, into a residential, commercial, business, and cultural facility, is scheduled to launch sales of its first residential complex in September. This project involves converting a nearly 90,000-pyeong urban factory site into a mixed-use complex featuring apartment complexes, a department store, a hotel, a cultural park, and business facilities.

View original imageChampions City Complex Development PFV, the developer of the project, announced on July 2 that it will begin sales of 'Champions City Phase 1' in September. Real estate developer Shinyoung, Woomee Construction, and Humans Holdings are participating as shareholders in the PFV. The Phase 1 complex will be constructed by Woomee Construction.
Champions City Phase 1 will consist of 12 buildings, ranging from 3 basement levels to 49 floors above ground, with exclusive areas of 84 to 214 square meters, totaling 3,216 units. Of these, approximately 79%—2,534 units—will feature the 84-square-meter floor plan, which is in high demand.
This project goes beyond simple apartment sales, adopting a developer-led complex development model in which the developer oversees everything from planning to attracting and operating commercial facilities. The plan includes the creation of an 'Urban Core' that connects the department store, luxury hotel, and business facilities via pedestrian walkways, enabling residents to meet most of their daily needs within the complex. From the residential area, residents will be able to walk directly to 'The Hyundai Gwangju,' which is scheduled to open in the first half of 2029. The Hyundai Gwangju will be built at 1.5 times the size of The Hyundai Seoul in Yeouido, Seoul.
The community facilities and floor plans were designed with input from Professor Jeong Jaeseung’s research team at KAIST, applying concepts from neuroarchitecture. This approach incorporates the impact of space on residents’ psychology and behavior into the design. The complex will include an indoor swimming pool, a multipurpose gymnasium, and a 44th-floor sky lounge. There will be a total of 24 floor plan types, including wide terraces and penthouses, allowing residents to flexibly modify their living spaces to suit their lifestyles.
The market anticipates that, with the launch of Gwangju Jeonnam Integrated Special City and the attraction of major semiconductor investments from conglomerates such as Samsung and SK, this site will serve as a core residential area capable of absorbing new population inflows. The model house will open within the project site in September.
