Analysis of One-Room Villas and Multiplex Houses Jeonse and Monthly Rent
In May, the average jeonse deposit for one-room villas and multiplex houses in Seoul increased by approximately 6 million won in just one month. This rise is attributed to people turning to villas after finding it difficult to secure apartment jeonse deals, thereby driving up jeonse prices for villas as well.
According to the "May Dabang Map" released by the real estate information platform Dabang on June 30, last month’s average jeonse deposit for one-room villas and multiplex houses (with an exclusive area of 33 square meters or less) in Seoul was 222.84 million won, up 5.99 million won (2.8%) from the previous month. During the same period, the average monthly rent, calculated based on a deposit of 10 million won, was 700,000 won, a slight increase of 0.8% from a month earlier.
The rise in jeonse deposits occurred simultaneously across all of Seoul. Of the 25 autonomous districts, 21 saw their jeonse deposits increase compared to the previous month.
Dabang analyzed that "as the supply of apartment jeonse listings sharply declined, demand that could not be met shifted to non-apartment properties such as villas and multiplex houses, which in turn pushed up prices."
Seocho District had the highest jeonse deposits. The average jeonse deposit in Seocho District was 279.27 million won, which is 125% of the Seoul average. Seocho District has ranked first in jeonse prices for 10 consecutive months.
Other districts where the jeonse deposit is higher than the Seoul average include Gangnam, Jung, Seongdong, Yongsan, Gwangjin, Yeongdeungpo, Dongdaemun, Gangdong, Dongjak, and Mapo districts.

View original imageGangnam District had the highest average monthly rent. The average monthly rent in Gangnam was 970,000 won, which is 138% of the Seoul average. Gangnam District has held the top spot for monthly rent in Seoul for 12 consecutive months since June of last year.
Other districts with average monthly rent higher than the Seoul average include Yongsan, Jung, Yeongdeungpo, Jungnang, Seocho, Yangcheon, Gwanak, Mapo, Gangseo, Songpa, and Geumcheon districts.
The Dabang Map is a report by Dabang comparing one-room jeonse and monthly rent levels by autonomous district in Seoul, based on actual transaction data from the Ministry of Land, Infrastructure and Transport. Monthly rent figures are standardized based on a deposit of 10 million won, to make it easier to compare rents with varying deposit amounts.
