Changing the Formula for Commercial Success with Innovative MD Planning: 'Suwon IPARK City West Avenue'
Standing Out as a Hot Spot with Differentiated Purpose-Driven MD and Spatial Branding
Suwon IPARK City West Avenue Achieves 80% Occupancy in 11 Months with Distinctive Trade Mix
The domestic commercial property industry is working to transform offline retail spaces into destinations that actively draw in consumers, going beyond mere location advantages by introducing differentiated merchandise planning (MD) and unique spatial branding strategies. These efforts are seen as a breakthrough for revitalizing commercial districts and overcoming economic downturns. Whereas the traditional formula for commercial success was "location, location, location," the core factor now is "what kind of content fills the space"—this has emerged as the key to revitalizing retail districts.
According to industry sources, commercial facilities with distinct content and spatial experiences are evolving into new purpose-driven retail districts through original MD planning.
A prime example of successful MD planning is the multi-cultural space 'LCDC Seoul' in Seongsu-dong. Although it is located away from the main commercial street of Yeonmujang-gil in Seongsu-dong and had weak foot traffic, it achieved a turnaround with storytelling-driven spaces and a unique layered MD composition. The first floor features a large café and a central courtyard to lower entry barriers; the second floor houses its own fashion brand; the third floor consists of small, independent brands, each occupying a separate room; and the fourth floor offers a rooftop bar, encouraging visitors to explore the entire building vertically. As a result, the venue has become a destination retail district that attracts visitors from afar for the experience itself, drawing in over one million visitors since its opening.
'Hills Avenue Samsong Station Skansen' is also noteworthy for overcoming the challenges of competing with a large shopping mall (Starfield Goyang). This facility introduced a customized MD strategy based on a thorough analysis of the lifestyle cycles of more than 2,000 single households in their 20s and 30s. It features everything from meal kit specialty stores for those on their way home from work, to atmospheric izakayas and wine bars that dominate the nighttime economy, as well as craft beer pubs and premium pet care and wellness businesses aimed at weekend demand. By targeting emotional consumption in residential-centric neighborhoods—something large malls cannot readily deliver—it has directly addressed the risk of vacancies.
At the heart of these successes lies a 'purpose-driven MD' strategy that goes beyond simple product sales, encouraging consumers to visit, stay, and enjoy the space. Even as e-commerce growth leads to stagnation in offline stores, exclusive content and emotionally resonant spatial design that can only be found in these locations are maximizing appeal and drawing crowds.
An industry official stated, "Recent consumer trends show that people are willing to invest time and money not just for convenient access, but for unique experiences and everyday convenience that can only be found in certain places." They added, "Thorough target analysis and forward-thinking MD design capabilities have become crucial competitive advantages that determine success or failure in the commercial real estate market."
Consumers are now spending money on 'spatial consumption'—choosing to spend time in stylish spaces tailored to their tastes and sharing those experiences on social media. Accordingly, commercial facilities can no longer remain passive points of sale; they must evolve into platforms that proactively propose new lifestyles and continuously provide cultural stimuli in order to survive in today's environment.
Against this backdrop, there is a commercial facility in the process of recruiting tenants by activating its retail district through a customized MD strategy. This is 'Suwon IPARK City West Avenue,' located in the Gwonseon-dong area of Gwonseon-gu, Suwon, Gyeonggi Province. Situated within Suwon IPARK City Complexes 11 and 12 (officetels), Suwon IPARK City West Avenue consists of 176 units (85 in Complex 11 and 91 in Complex 12), with a gross floor area of approximately 37,000 square meters spanning from one basement level to two floors above ground.
From the earliest stages of district formation, Suwon IPARK City West Avenue established a direct leasing and management system and actively pursued a strategy to attract local anchor tenants, setting itself apart with a differentiated retail district. Instead of well-known franchises, it brought in 'Kim Sungmin Coffee,' a highly recognized local brand in Suwon, to enhance credibility and draw. To further distinguish itself from competitors, the facility adopted a trade mix strategy, designating essential 'service businesses' as core MD offerings to ensure steady consumer footfall even before the district matured.
As a result, the current tenants include a variety of service businesses such as Suwon Wellness Internal Medicine, SU Neurology Clinic, Therapyhaejuo Animal Hospital, Team Turtlelet, and Atlantis Kids Café, as well as a wide range of F&B brands like Shabuyaki, Gomi Bakery, Kim Sungmin Coffee, Somanchan, Haenam Restaurant, Kkume Green Grocerant, and Parkgane Mackerel.
Based on professional MD planning, the facility strategically placed trendy stores and lifestyle brands essential to local residents, achieving an 80% occupancy rate just 11 months after obtaining use approval.
The location and catchment area are also outstanding. It is adjacent to Gyeongsu-daero (National Route 1) and Jangdaricheon walking trail, both of which attract significant foot traffic, while the street-type mall layout stretches approximately 380 meters, maximizing visibility and accessibility. The resident base includes roughly 7,000 households in Suwon IPARK City, providing a stable demand, and the facility is well-positioned to absorb additional demand from three nearby elementary schools, two middle schools, and one high school.
The transportation and surrounding infrastructure are robust as well. Seryu Station on Subway Line 1 is within walking distance, and the area is close to the terminal retail district, NC Mall, and Emart (Suwon branch), resulting in abundant foot traffic. Notably, as most existing commercial districts near Seryu Station are outdated, demand is expected to flow into this newly built district. In the future, the opening of the Osan-Yongin Expressway, which will connect with the Yongseo Expressway and the GTX-C line, is expected to further improve regional transportation conditions.
