JR Global REIT Extends ARS Deadline to July 15
"Normalization Negotiations Proceeding Positively"
UK Lawsuit Expected to Reach Verdict After August
The consultation period for the Autonomous Restructuring Support (ARS) program of JR Global REIT Management Real Estate Investment Company (JR Global REIT) has been extended. As the decision for an expedited trial by the UK court coincides with this extension, there is growing interest in whether JR Global REIT can accelerate its early normalization.
On June 15, JR Global REIT announced that the Seoul Bankruptcy Court has approved a one-month extension of the ARS consultation period, now set to last until July 15. ARS is a system in which, under court supervision, a company can autonomously negotiate normalization plans such as debt repayment with its creditors. The commencement of rehabilitation proceedings can be postponed for up to three months.
Previously, on April 27, JR Global REIT failed to repay 40 billion won in short-term bonds that had matured and subsequently filed for rehabilitation proceedings. The company also applied for the ARS program simultaneously with the rehabilitation filing.
A representative from JR Global REIT stated, "During the past month of the ARS period, normalization negotiations between the company and creditors have progressed positively. The extension of the consultation period, amid the ongoing final judgment by a UK court regarding the appraisal of the Belgium Finance Tower, indicates that the company's prospects for autonomous restructuring remain high."
The UK Commercial Court has also decided, at the request of JR Global REIT, to proceed with the lawsuit related to the Belgium Finance Tower through an expedited trial. An expedited trial is a process in which the trial schedule, which would typically take several months or even years, is significantly shortened to enable a swift ruling. This method is applied to urgent and critical matters, such as contract disputes or mergers and acquisitions (M&A), where delays in proceedings could cause significant harm.

The court plans to complete the preparation phase—including submission of evidence and expert reports—by the end of next month and hold the main trial in August. If negotiations with creditors proceed smoothly, the application for commencement of rehabilitation proceedings will be withdrawn, and the company will return to normal business operations.
