The Baegot Complex Cultural Center City Project, which is being promoted by Siheung City in Gyeonggi Province (Mayor Im Byeongtaek) with the goal of establishing a new hub in the southwestern metropolitan area, is progressing smoothly amid strong interest from the private sector. Despite the current downturn in the real estate market, caused by high interest rates and project financing (PF) loan regulations, the project's outlook has brightened as seven major construction and development companies have expressed their intention to participate.

View original imageSiheung City announced that, during the two-day period from June 11 to 12, it received letters of intent to participate in the Baegot Complex Cultural Center City Project from private sector operators, targeting the 41,201.3-square-meter area of 319 Baegot-dong. A total of seven companies submitted their letters of intent.
The seven companies that submitted letters of intent for this call for proposals are: Woami Construction, Shinyoung Daenong Development, JLK Holdings, Baegot Signature, Fieldone, Phipswave Development, and Cheonggye Davos.
Siheung City cited Baegot New Town's excellent residential environment and major development momentum as the reasons for the strong response. Currently, construction has begun on the Sihung Baegot Seoul National University Hospital (Dental Hospital), and the opening of the Walgok–Pangyo double-track railway is scheduled, which the city believes has fueled private sector expectations for future value appreciation.
This project will proceed through a competitive land sale format. Siheung City's plan is to maximize Baegot's self-sufficiency and boost the city's competitiveness by pursuing a future-oriented mixed-use development that organically combines cultural, sports, commercial, business, and research functions. In particular, the city intends to actively incorporate creative and innovative ideas from the private sector while including essential infrastructure such as sports facilities.
The upcoming schedule includes receiving written inquiries on June 22–23, followed by the official submission of business applications on September 7. The city will comprehensively evaluate the completeness of the business plans, public interest, and local contributions, and plans to select the final preferred negotiation partner three days later, on September 10.

Jung Yongbok, head of Siheung City's Urban Housing Bureau, stated, "The Baegot Complex Cultural Center City Project is a key initiative for the city to realize a future-oriented urban model that integrates culture, industry, and research functions," adding, "We will ensure the process is conducted transparently and fairly so that private operators with outstanding development capabilities and project execution skills can be selected."
