Joint Development with DCI, a Brookfield Affiliate

On June 8, Koramco Asset Management announced that it has begun construction of a 40MW artificial intelligence (AI) data center within the Siwha National Industrial Complex in Ansan, Gyeonggi Province, in partnership with DCI Data Center, the Asia-Pacific data center operator under Brookfield.

The two companies held the groundbreaking ceremony for the "Ansan Siwha AI Data Center (SEL02) Development Project" at the project site in Seonggok-dong, Danwon-gu, Ansan-si, Gyeonggi-do, on the same day. The event was attended by approximately 120 people, including Taewon Kim, CEO of Koramco Asset Management, Seongsu Kang, CEO of DCI Korea, officials from related institutions, and project stakeholders. The construction will be carried out by Hyundai Engineering & Construction, which has extensive experience with domestic data center projects.

The Ansan Siwha AI Data Center will be built on a site of approximately 10,448 square meters within the Siwha National Industrial Complex, with a total floor area of about 26,810 square meters, and is classified as a Tier 3 data center. The Siwha National Industrial Complex serves as a southwestern industrial hub of the Seoul metropolitan area, equipped with power infrastructure, communication networks, and access to major roads. The data center will feature a power receiving capacity of 40MW, incorporate a dual power system and high-reliability cooling systems, and will be custom-designed to ensure a high level of service availability in order to meet the demand for high-performance computing focused on AI and cloud services.

This project is characterized by the division of roles between Koramco and DCI, allowing for both global operational expertise and domestic investment and development execution capabilities. DCI will participate in the PFV investment and oversee the entire project cycle, from the design and construction of the data center to long-term operations after completion. Koramco will invest in the PFV using its own capital and managed funds, and as the asset management company (AMC), will oversee investment and financial structuring, as well as the design and construction management of the entire development project.

Koramco aims to invest approximately 10 trillion won in the data center sector by 2032, targeting an operational base of 1.4GW in terms of power receiving capacity. As demand for data centers grows rapidly due to the spread of AI, Koramco plans to strengthen its competitiveness as a development-oriented investment platform by participating from the early stages of development, not just by acquiring completed assets, thereby designing value and revenue structures.

DCI is the Asia-Pacific data center specialist platform of Brookfield, one of the world’s largest infrastructure asset management firms. DCI plans to apply highly efficient cooling and power designs optimized for high-density AI workloads at the Ansan Siwha AI Data Center. Through this, the company aims to respond to next-generation AI infrastructure demand.

Taewon Kim, CEO of Koramco Asset Management, stated, "The groundbreaking of the Ansan Siwha Data Center marks an important stage in turning Koramco’s digital infrastructure investment strategy into tangible business results. Based on the development and operational experience gained from the Gasan Data Center and DCI’s global expertise, we will complete this project as a competitive asset that meets domestic AI infrastructure demand."

Seongsu Kang, CEO of DCI Korea, said, "The groundbreaking of the Ansan Siwha AI Data Center is a significant milestone in DCI’s expansion in the Korean market. We will focus on delivering the best results across the entire value chain, from construction to operations, leveraging DCI’s global data center competitiveness."
