Samsung C&T Bets on "5th Generation Raemian" for Sinbanpo 19 and 25 Complexes [Real Estate AtoZ]

On the eve of the general meeting to select the contractor for the integrated reconstruction of Sinbanpo 19 and 25 complexes in Seocho-gu, Seoul, Samsung C&T has launched a last-minute campaign to win votes by highlighting the "5th Generation Raemian." The company aims to differentiate itself from its competitor POSCO E&C by proposing to apply the high-end community features, Han River view designs, and smart residential services used in other Raemian complexes in the Banpo area, customized for the Sinbanpo 19 and 25 site.
On May 29, Samsung C&T announced, "We have proposed 'Raemian Illuchella,' which brings together the full competitiveness of Raemian's high-end products, for the integrated reconstruction project of Sinbanpo 19 and 25. We are committed to establishing it as the next-generation signature complex in Banpo, surpassing the fourth-generation Raemian One Bailey and Raemian One Pentas." This project involves rebuilding Sinbanpo 19 and 25, Hanshin Jinil, and Jamwon CJ as new apartment complexes along the Han River. The contractor selection general meeting will be held on May 30.
The most prominent card Samsung C&T is playing is its financial terms. Since reconstruction projects have long construction periods and large budgets, even a small difference in interest rates directly impacts the cost to association members. Leveraging its rare AA+ credit rating in the construction industry, Samsung C&T has pledged to secure unlimited project funding at the lowest possible interest rate.
Samsung C&T highlighted the difference by citing its experience in raising funds for the Banpo 3 District (Raemian Trinity One) reconstruction project at an annual interest rate of 3.05% in the first half of last year, compared to the 4.85% project financing (PF) rate for newly built complexes in the Jamwon-dong area. While Samsung C&T did not mention the specific name of the complex, based on its location, pre-sale period, and prices, it appears to be targeting POSCO E&C's Shinbanpo 21st reconstruction project, Otierre Banpo. In terms of pre-sale prices, Raemian Trinity One set a record as the highest-priced capped complex at 84.84 million won per 3.3 square meters, while Otierre Banpo was priced at 78.52 million won per 3.3 square meters.
Additionally, Samsung C&T proposed a comprehensive package of financial terms, including 100% loan-to-value (LTV) ratio for relocation expenses, exemption of the Housing and Urban Guarantee Corporation (HUG) guarantee fee, and full payment of refunds within 30 days after contract signing.

View original imageIn terms of design, Samsung C&T promised to secure a permanent Han River view through precise simulation. The company introduced the "VMA (Vista Matrix Analysis)" technique, used for sunlight analysis in educational environment impact assessments, to pre-verify potential view obstructions that may occur after the future reconstruction of Sinbanpo 16 and 27. As a result, 87% of all units—including all 446 association members' units and 87 general sale units—will have Han River views. The company also introduced the "Swivel" layout, which allows residents to switch the positions of the living room and kitchen, so members can choose their preferred residential type between a north-facing Han River view and a south-facing sunlit orientation. Two landmark towers with a height of 180 meters and 49 floors will be built in the center of the complex, with a sky community on the upper floors.
Lim Cheoljin, Head of the Housing Sales Division at Samsung C&T, stated, "We have mobilized all of the company's capabilities with the mindset of designing the future together with the association members. Based on the best business conditions and rapid project progress, we will ensure that Sinbanpo 19 and 25 become the new signature complex of Banpo."
