Design Plan Considers Future View Obstructions
Han River Views Secured for 87% of Households
On May 27, the Construction Division of Samsung C&T Corporation announced that it has proposed a design plan for the integrated reconstruction project of Sinbanpo 19th and 25th complexes in Jamwon-dong, Seocho-gu, Seoul, featuring a maximum height of 49 stories and securing Han River views for 87% of the total 616 households. The proposal does not only consider currently available views but also takes into account possible future view obstructions that could arise once surrounding complexes are reconstructed.
Samsung C&T Corporation analyzed the building heights and layouts of the nearby Sinbanpo 16th and 27th complexes, after their own reconstruction, using a view simulation (VMA), and reflected the results in its architectural planning.
Based on this analysis, the company calculated that a total of 533 households would have unobstructed Han River views after completion. By view range, this includes 163 units with panoramic views, 128 units with wide views, and 242 units with partial views.

View original imageThe community facilities, including individual household storage, are allocated at 6.5 pyeong per household, totaling 4,015 pyeong in total area.
The central sunken structure of the complex will connect above-ground and underground community spaces, and a high-rise sky community as well as an integrated complex control system will be introduced.
The complex has been named 'Raemian Iluchela.' The company plans to apply the facility structure of Raemian One Bailey and the unit area specialization approach of Raemian One Pentas, both previously constructed in the Banpo area, to this new project.
The integrated reconstruction of Sinbanpo 19th and 25th complexes involves rebuilding Sinbanpo 19th, Sinbanpo 25th, Hanshin Jineil Villat, and Jamwon CJ Village into seven buildings ranging from four basement floors to 49 above-ground floors. The projected construction cost is KRW 443.4 billion.
Samsung C&T Corporation and POSCO E&C are both participating in the bidding competition to be selected as the contractor. The final contractor will be decided at the contractor selection general meeting to be held on May 30.
