Ojeong Military Base Development Overcomes Crisis, Secures 800 Billion Won in Project Financing for Normalization
Full-Scale Launch Spurs Expectations of Increased Housing Demand in Nearby Areas
The large-scale "Ojeong Military Base" development project in the northern part of Bucheon, Gyeonggi Province, is gaining significant momentum, drawing keen interest from the market.
Although concerns were initially raised due to the main developer entering a workout process, the project's normalization was secured this year after successfully raising 800 billion won in primary project financing in February. The project, which aims to create a residential complex of about 4,000 units on approximately 440,000 square meters of land in Ojeong-dong, Bucheon, is scheduled to begin site development construction in the second half of this year.
As this major development becomes more tangible, expectations are rising for expanded infrastructure and improved residential environments, positioning the area around Wonjong Station, located within a 1-kilometer radius, as the primary beneficiary.
Against this backdrop, the "Jungang Heights Wonjong Station" is set to be launched in May in the area anticipated to benefit most from the "Ojeong Military Base" project. The complex will consist of 172 apartment units with exclusive areas ranging from 59 to 69 square meters and 14 officetel units with exclusive areas of 72 to 85 square meters.
The complex is a prime "super-station area" property, located just a one-minute walk from Seohae Line's Wonjong Station. Residents will have access to Seoul via a single stop at Bucheon Sports Complex Station on Line 7, and when the Daejang-Hongdae Line (planned) opens, travel to Hongdae Entrance Station is expected to take just over 20 minutes.
Further enhancements to the regional transportation network are also underway, including the planned GTX-B, proposed GTX-D, planned S-BRT, planned undergrounding of the Gyeongin Expressway, and the planned Seoul-Gwangmyeong Expressway. The undergrounding of the Gyeongin Expressway is a large-scale national project with a total budget of approximately 1.378 trillion won, aiming to build a 15.3-kilometer, four-lane underground expressway stretching from Cheongna 1-dong through Bucheon to Sinwol Interchange in Yangcheon-gu, Seoul. The project is currently at the strategic environmental impact assessment stage with the Ministry of Land, Infrastructure and Transport, having commenced a feasibility study at the end of last year, marking the start of full-scale implementation.
The area surrounding the complex also boasts abundant living infrastructure. Homeplus, Ojeong District Office, Jeil Market, Woori Hospital, and Ojeong Grand Park are all nearby. The location is also ideal for families, offering walkable access to Ojeong Elementary School, Suju Middle and High School, and Wonjong High School. Jungang Heights Wonjong Station features efficient floor plans highly favored by end-users and ample storage space, and plans include rooftop landscaping and communal rest areas. Additionally, security and energy-saving systems have been introduced to enhance residential convenience.
A sales representative commented, "With major positive developments continuing in the vicinity of the complex, expectations for future value appreciation are rising. Inquiries from investors, as well as end-users, have increased significantly," conveying the heightened atmosphere.
