HanmiGlobal Wins Project Management Contract for Busan’s Largest Redevelopment, ‘Samik Beach’

HanmiGlobal, a company specializing in construction project management (PM), has been selected as the preferred negotiation partner for the construction project management (PM) services for the Namcheon Samik Beach (Namcheon District 2) redevelopment project in Suyeong-gu, which is the largest reconstruction complex in Busan.
HanmiGlobal announced on April 7 that it was officially chosen as the preferred negotiator at the regular general meeting of the Samik Beach reconstruction association held on April 4. The preferred negotiator is a company that is granted the first right to negotiate before a formal contract is signed.
Samik Beach, built in 1979, is a large-scale residential complex with a total of 3,060 units. Boasting a location with direct views of Gwangalli Beach and Gwangandaegyo Bridge, it has maintained its reputation as a traditional affluent neighborhood representing Busan.

View original imageFollowing reconstruction, this complex will be transformed into an apartment building with up to 59 floors. The project will proceed as a one-to-one reconstruction, where existing association members are allocated new apartments without any general sale units. Considering there will be no revenue from general sales, the association is focusing on minimizing members’ contributions and shortening the project period.
Construction project management is a service in which experts oversee the entire project on behalf of the ordering party—the association—covering aspects such as construction costs and quality. PM mediates technical disputes between collaborators such as architects and contractors, and objectively verifies construction costs to drive cost savings.
HanmiGlobal will manage the entire process, from the design stage prior to construction through to two months after completion. Before construction begins, the company will analyze design alternatives and assess the appropriateness of construction costs proposed by contractors. During the construction phase, HanmiGlobal will review finishing materials, mediate disputes, and support post-occupancy defect repair work.
HanmiGlobal has previously participated in major high-rise apartment projects including Haeundae LCT, Haeundae I’Park, Doosan We’ve the Zenith, and Tower Palace in Dogok-dong, Gangnam-gu, Seoul. More recently, the company has won successive bids for redevelopment projects such as Hannam District 3 in Yongsan-gu, Apgujeong District 3 in Gangnam-gu, and the Olympic Athletes’ Village in Songpa-gu, all in Seoul.
