Residential complexes with scenic views continue to enjoy steady popularity in the real estate market. Complexes offering views of the sea, rivers, parks, or mountains attract significantly more demand compared to those without such benefits.
In the pre-sale market, it is easy to observe that subscription demand is concentrated in complexes with desirable views. Even within the same region and under similar conditions, units with views of rivers, the sea, mountains, or parks tend to see higher competition rates for subscriptions and faster contract signings.
Regarding this trend, a construction industry official commented, "A scenic view has become more than just a preference; it is now a clear standard for residential selection, as people consider what they can see from their homes."
This trend is also reflected in actual transaction prices. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, a 84m² exclusive unit at 'Gwacheon Prugio Summit' in Jungang-dong, Gwacheon, Gyeonggi Province, was sold for 2.8 billion won in October last year. This was the highest price for the standard 84m² unit in Gyeonggi Province last year, attributed to its view of Gwanaksan Mountain. Notably, even within this complex, units with mountain views and a sense of openness are reported to command higher prices than those without.
The popularity of scenic views is also evident in provincial areas. In Busan, South Korea's second-largest city, complexes in the Namcheon-dong area with views of Gwangan Bridge are leading the local market. For example, an 84m² exclusive unit at 'Namcheon Xi' set a new record in November last year by being traded at 1.68 billion won. Additionally, complexes with scenic views such as 'Haeundae I'Park', 'Haeundae Doosan We've the Zenith', and 'LCT The Sharp' have established themselves as landmark apartments representing Busan.
Even in Daegu, once called the graveyard of unsold apartments, complexes with scenic views have recorded billion-won premiums. At 'Manchon Station Taewang Dianus' in Manchon-dong, Suseong District, an 84m² exclusive unit with views of Yeonhosan Mountain and Hyeongjebong Peak was sold for 1.32 billion won in February this year, an increase of over 300 million won within a year.
An official in the pre-sale industry stated, "A scenic view has become a core standard that determines not only residential satisfaction but also asset value," adding, "However, since the supply of complexes with scenic views is limited, they are an attractive option that both genuine homebuyers and investors should pay close attention to."
Amidst this, 'Altiero Gwang-an', a hyper-end complex to be built on the former Busan MBC site and a core part of Busan's emerging luxury residential area known as the 'Rich Belt', will be supplied, boasting not only scenic views but also outstanding product quality.
The complex is planned to be built at 316-2 Millak-dong, Suyeong District, Busan, and will consist of 366 units ranging from 151m² to 190m² of exclusive area over up to 27 floors above ground. The total site area is approximately 29,483 square meters (about 8,918 pyeong).
Altiero Gwang-an will be located in the center of Millak-dong, considered the heart of the Rich Belt, and is notable for its natural topography known as 'Baesanimsu' (mountain at the back, water at the front), traditionally regarded as an auspicious site. Baeksan Mountain lies to the north of the complex, providing a stable backdrop, while to the south, the site offers panoramic views from Haeundae to Gwangalli Beach. Thanks to this prime location embracing both Baeksan and Gwangalli, specialized designs will allow many units to enjoy both ocean and river views.
The complex is also expected to have high future value. About 12,000 households in the Millak-dong and Gwang-an-dong areas are undergoing redevelopment and reconstruction, which is expected to transform the area into a large-scale new residential town. In fact, world-renowned design firm Perkins Eastman will apply specialized exterior design, and collaborations with famous international landscaping firms will be reflected in the landscaping design. The complex will also feature ample parking, premium imported finishes, hotel-style saunas, concierge services, and other high-end community facilities.
Moreover, the symbolic significance of Altiero Gwang-an being built on the former MBC site is expected to help it become a representative complex of Busan in the future.
