View original imageApproximately 1.22 million square meters (about 1,220,000 m²) of land within Busan Eco Delta City (EDC) have been newly designated as an “Opportunity and Development Zone,” and the Busan Gangseo Line project has been selected as a preliminary feasibility study project. As a result, the industrial landscape in this area is rapidly being restructured around advanced technology and knowledge-based industries. The exceptional incentives offered by the special zone designation, coupled with policies to expand the range of industries permitted to move into knowledge industry centers, are creating a powerful synergy. In addition, improvements to the metropolitan transportation network are enhancing the area’s competitiveness, making it an optimal environment for corporate management.
These policy changes are injecting significant momentum into Eco Delta City’s future value. Companies located in Eco Delta City, newly designated as an Opportunity and Development Zone, will receive substantial tax and financial support, including corporate and income tax reductions, acquisition and property tax breaks, and additional local investment promotion subsidies. Such benefits not only dramatically reduce companies’ initial cost burdens, but also serve as a strong incentive by ensuring long-term operational stability.
The expansion of the metropolitan transportation infrastructure is also accelerating. The “Gangseo Line” urban railway section (21.1 km), which will connect Daejeo Station (Line 3) in Gangseo-gu, pass through Eco Delta City, and extend to Myeongji Ocean City, has been selected as a project for preliminary feasibility study by the Ministry of Economy and Finance. This is a positive signal for the expansion of public transportation. The Gangseo Line is planned to operate as a tram, and will establish a transfer system linked to five major lines: Urban Railway Line 3, Busan-Gimhae Light Rail Transit, Bujeon-Masan Line, Hadan~Noksan Line, and the Busan-type Express Railway (BuTX). This is expected to dramatically reduce travel times within western Busan.
Furthermore, the development of mega-scale infrastructure, such as “The Hyundai Busan” (a large-scale complex mall scheduled to begin construction at the end of this year) and the nation’s largest artificial intelligence (AI) data center, targeted for completion in 2028, is becoming a reality. Eco Delta City is thus solidifying its status as a key growth hub for future industries, moving far beyond a conventional industrial complex.
Against this backdrop, “Eco Delta City Bando Ivy Planet,” constructed by Bando Construction, is attracting significant attention from businesses. As the largest knowledge industry center in Eco Delta City, with a total floor area of approximately 160,000 square meters and a total of 1,128 units spanning from two basement levels to eight above-ground floors, it has introduced high-end software such as an advanced smart platform and hotel-grade concierge services to maximize work immersion. In particular, the occupancy contract signed at the end of last year with the Gadukdo New Airport Construction Corporation stands out as a key example supporting the complex’s symbolic and business value.

Currently, both manufacturing and business-type units are being successfully sold, and on April 3, the independent office sales will officially begin, expected to attract companies seeking to secure their own office buildings. The complex is scheduled for completion in October 2026, and inquiries are increasing from promising companies aiming to take advantage of both the special zone’s tax benefits and the vision of the western Busan aerospace cluster.
