Recently, as apartment presale prices in the Seoul metropolitan area have risen sharply, housing complexes priced in the 400 million won range are attracting attention due to their rarity. With high presale prices driven by increasing construction costs, demand is gathering for reasonably priced complexes as homebuyers seek affordable options.
According to data from the Housing and Urban Guarantee Corporation (HUG), as of February this year, the average presale price per 3.3 square meters for private apartments in the metropolitan area reached 32.17 million won. When converted to the popular 84-square-meter size, this amounts to approximately 1,093.78 million won (about 1.09 billion won).
In this context, 'Hwaseong Namyang New Town Wooyoung Lin Eduhi', supplied by Wooyoung Construction in Namyang New Town, Hwaseong-si, Gyeonggi Province, is emerging as an alternative. As the complex is located on public land and subject to the presale price ceiling system, the presale price for the 84-square-meter unit has been set in the 400 million won range. This is about half the average presale price in the metropolitan area.
The price competitiveness becomes even more evident when compared to neighboring residential areas such as Bongdam and Hyangnam districts.
